Re-Sales are like a used car. You may have paid 15000.00 for it 3 years ago. However, if you sold it today you would be lucky to get a quarter of that. I have purchased all 4 of my timeshares from 1700.00 to 305.00. The same units people are paying the developer 15000.00 for. I would never pay an upfront fee when they have sites like redweek and myresortnetwork and a great one,Timeshares users group www. tug2.net These are sites people trust. However remember you are not going to get what you paid or even close to it.

I am just starting to look at time shares... What does annual floating mean? I want to buy a ski timeshare in Tahoe for a week... Is this a fixed week or floating means it is diff each time? Pls advice. What shd I look for ?

Floating is a different week every year at a certain time of the year. Be careful, as it might be a summer season float. Fixed week is the same week every year. Check out the Timeshare calender. www.tug2.net is a good place to start. When you find the resort you like, check out the reviews on tug. The 10.00 fee is worth it.

Timeshare users group is a website with useful information about Timeshares. I found it a few years ago when I was researching my first timeshare. I am glad I did.

www.timesharedoctor.com is a working site. After reading about it here I checked it out. On their site they state: (Answer) ? There is a lot of effort required and only a minimal cost for our list of Timeshare Brokers/Agents.

Having done much of the same research, I can tell you that it IS a lot of work and time to find those that don't charge up front fees. I didn't research any more that the top 10 in each of several different keyword searches for similar work I was doing and it took me almost 60 hours just to do those. I didn't go as far as to check what their fees were but you might want to consider your time. If you check and find their fees are worth the potential time you would spend on your own, that is what you're paying for, their research to save you time. If their fees are reasonable to you, that's legitimate. Take a note of their money back guarantee if their list is found to be inaccurate.

www.timesharesonly.com is a big reseller. They do a lot of business. They contacted me recently about selling a timeshare. After all the hype this is waht it boiled down to. They charge an up front fee of several hundred dollars to list the property. They give you a guarantee that if it doesn't sell in one year they will continue to list it at no additional cost. They stated they had a lot of either sales or pending sales at the resort I have. When asked what they were selling for I was informed that they don't have that information. They explained that the don't actually handle sales, they are a listing company and brokers handle the actual sales. In other words, no specifics to give me.

You would do as well to find brokers that will sell on commission or fee only when sold. If you're going to pay anyone, make sure it's only at closing.

Re/MAX Properties S.W. does not charge upfront fees of any kind. Commission is paid at closing. Seller form is at XYZSeller.com You can fill this out and they will tell you the true value of what is selling. If it is not a resort they handle they will give you a list of very good places to advertise at very low cost such as www.redweek.com .

You could not pay me to buy another timeshare ever again. It is so easy to purchase and so hard to get rid of. After reading all the negatives about timeshares, I must say that I am surprise to hear that you are considering buying one. If I had to do it all over again. I would simply purchase a week (much ceaper and less headache) from someone. My advice to you is,Buyer beware ! !

Go on-line to Craigslist and see all the area's free you can list. I believe there are listings in Spain also but could be wrong.

I just went to the site and found four locations in Spain, BARCELONA,MADRID,SEEVILLE,VALENCIA and of coarse you could list other places to!

Just read the easy to use site and write up your ad. Also set e-mails to go to Craigslist and this way you only deal with people you think are worth your time.

I've purchased TWO timeshares at the same property in Las Vegas on ebay for 15% of what the sales presentation staffers at the Resort were quoting. After the father of the seller went into a nursing home, no one in the family wanted to assume the annual maintenance fee burden and were happy to get rid of it.

In fact, my 35-year old daughter purchased a Florida time share on ebay earlier this year for only $10 and is very happy with the property.

You are correct that there are currently some very good timeshare deals on Ebay. I've never seen prices so low before, but I'm sure the overwhelming majority of those good deals are due to the postcard companies.

PCCs are devaluing ALL timeshares with their method of sales. However, if you want to get into timesharing for very little invested, then Ebay would be the way to go.

We have been scammed twice once with a Century 21 R.E.located in Florida for $500, and then another timeshare resale company for $300. We have learned, so now we are trying to sell or donate on the internet.

No "lawyer fee" (per se) is specifically required in Florida, although Florida based closing companies all have affiliated attorneys review deeds prior to sending them off to the appropriate county for recording.

South Carolina law specifically and overtly requires an attorney to handle timeshare deeds, but I am unaware of any such comparable legal requirement in Florida (although I'll stand to be corrected if mistaken).

UNFORTUNATELY I PAID AN UPFRONT FEE TO A COMPANY NAME VACATION PROPERTIES IN FLORIDA FOR THE SALE OF MY TIMESHARE BUT AFTER ABOUT 8 MONTHS I AM STILL WAITING AND THERE IS NO RESPONSE FROM THEM. WHEN I ASKED THEM ABOUT MY REFUND THEY SAID THEY WILL REFUND ONLY IF I SOLD OUT MY TIMESHARE ANY WHERE ELSE. NOW PLEASE ADVISE ME HOW CAN I TAKE MY MONEY BACK FROM THEM.

You can contact the Florida Attorney General about this scam (under search, top right hand corner of this page) and enter 'scam Florida Attorney General' to find all the info you'll need to contact that office with a complaint.

Or you can contact Haufman and Associates about retrieving half of your money (they keep the other half.

I own several weeks at the manhattan club in NYC that I purchased for about 42k/week in 2005. I've noticed that resales are going for about half that amount. The manhattan is still selling units for 42K. I would like to sell some weeks but am a bit confused about the economics. How can the club sell for its price when so many resales are available for far less.
