Buying, Renting, and Selling Timeshares

How to rent my Timeshare week

Feb 28, 2008

Edited first post to add that rentals of exchanges ARE ALLOWED on Redweek. It's the only exchange company that allows such.

My head is swimming after reading this thread.

We own 2 different weeks-based TS's and 1 points TS. We are an RCI member, a lapsed II member (they keep sending me renewal notices), and thinking about Redweek or other websites to rent out a TS.

We have not yet ever exchanged or rented out our TS. We especially want to rent one of our TS. Basically, is Redweek worth trying or should I stick with the "big boys" (RCI/II)?

bernie, if you're flexible and don't want the same thing as everybody else seems to want (hard to get weeks in hard to get resorts in hard to get destinations), then I think you should try Redweek.

Flexibility is the key with Redweek and not being stuck in one frame of mind (re: holidays in the most popular locations, the highest end timeshares to exchange into, summers in the most popular locations, winter in the most popular ski locations .... you get my drift).

There have been some fantastic trades via Redweek for the above criteria, but they are snapped up about as fast as they are deposited.

You have 3 years to use your deposit with Redweek and points can be accumulated from year to year if you don't use them. I think Redweek offers a fantastic deal IF one is flexible.

As far as renting your timeshare via Redweek .... this site is one of the most popular rental sites on the internet with over 1 million members. If your week(s) are in any way in demand and you price your rental fairly then you CAN rent your week. All exchange criteria is based on supply and demand.

I don't suppose it would be against any "rules" to advertise in multiple sites, e.g. Redweek, the resort's internal rental page, other?

============== Bernie, Is your "points" TS an RCI Points unit? If so, did you know you can deposit, on an annual basis, one or both of your "weeks" TS (assuming they are RCI weeks) into your RCI Points account to get additional points?

Regarding RedWeek exchanges. You cannot exchange an RCI Points TS through RedWeek. The two "weeks" TS are OK. To exchange your RCI weeks TS with RCI you need to deposit the unit first. You now lost all control of the unit to use or rent and you may not get the exchange you wanted. With II and RedWeek, you can search for a suitable exchange before you deposit. However, if you rejoin II, the first time you exchange, you may have to deposit the TS first to get the unit in their system. You can try the RedWeek exchange system without actually depositing you unit. You can go to the Timeshare Exchange tab and look at different units that are available for exchange and their point values. Search for the Exchange Weeks Only; don't get hung up on the Provisional Exchanges. Next you can submit your TS for a free valuation. RedWeek will give you a point value, which is valid for one week. If you have enough points to complete a desired exchange, you can do it then, or you can deposit your unit and, as jayjay said, have 3 years to use your points. As you deposit other units, the points accumulate in one account. A word of caution. If the check-in date of the TS you wish to deposit is too close to the current date (6-7 mos), you might not get enough points for your exchange. If you deposit 12 months in advance, you will get more points. Also, if you let the valuation expire, you can resubmit, but you may see a big decline in points. I had my valuation drop almost 25% within a couple weeks. The system is in its infancy, and if you are flexible and not picky, it can work for you. If you are looking for a high demand unit in a peak season, it may take awhile to get your desired exchange. For renting, I also suggest vacationtimesharerentals.com. I've gotten more responses from there, then I've had at RedWeek. Listings are FREE too. Now is that all "clear as mud"? Mike

========== No, post the rental on as many sites as you like. As I said in my lengthy post I like vacationtimesharerentals.com. I also rent via TUG. If you do rent on multiple sites and finalize a deal, de-activate all your ads (as a matter of courtesy). Also DO NOT pay a third-party company upfront fees to rent your unit for you. RedWeek and TUG will cost you about $20 to list your unit. You can list for free at Vacation Timeshare Rentals and they have a couple pay options as well.

mike1536 bernardl10 Mike, thanks for both of your recent replies. My points-based TS is not RCI points. I would have to choose a week, resort, and size unit within the vacation club and deposit that as an RCI week if I want to exchange outside of the club using RCI. However, there are quite a few resorts to choose from within the club on either a week or variable days basis.

I will no doubt take your advice about where to advertise at least one of the TS's.

=========== Bernie, your very welcome. Good Luck and don't hesitate to ask more questions. The Redweek members have a vast amount of knowledge.

Thanks, for the info. The information used to be easily found without going to the "HELP" section. I googled after I sent the question and found the information after I googled. Thanks again.
