has anyone here ever used sellmytimeshare.com to sell your timeshare....i called them to get some information and he told me that it costs 500 dollars for advertising and all to be paid up front....that sounds like a lot of money.....anyone with experience with them please respond

Do NOT give them any money, once they get it you will NEVER hear from them again. I wish I could tell you an easy way to sell your timeshare, but I can't. What I can tell you is these companies are all the same, all they want is YOUR money.

I'm new here - and I wished I had read this before I made the mistake of paying upfront to list my timeshare. :( Has anyone who is in Florida (Orlando) heard of Land Ahoy Properties? They called saying they were a certified Fairfield Timeshare reseller (my timeshare is with Fairfield) and offered to list my timeshare to sell and rent the extra points.
Seeing as how I made a big mistake when I bought my timeshare and am kind of desperate to sell it, I fell for it and paid the fee. The guy, Chris Baldwin, told me his company has a showroom and has events where they bring in people to sell timeshares too. He said they had call centers where people could also call in to purchase points. Chris knew about the amount I financed to buy this timeshare (I live in CA) so I felt confident with him.
If anyone out there lives in Orlando, can you tell me if you have heard of this company and if they are legit? So far he has been good about keeping in touch with me - he said they make their money off the financing of the timeshare - but reading everyone's warnings has given me this huge sense of foreboding that I just wasted a TON of money. norin, I have never heard of landahoy properties, but the rule of thumb in timesharing is to NEVER pay an upfront fee to anyone to sell your timeshare. If they truly want to sell your timeshare they will take the fee from the proceeds after the sale, not before and even then I'd read the fine print very carefully conerning commissions before committing to anyone.

Even though timeshares are considered real estate, in a sense, they are not in the realm of traditional real estate. When you buy a timeshare from a developer you are paying for marketing costs, salespeople, food/drink, lawyers, accountants, closers, a profit for the developer etc. When you sign on the dotted line your timeshare purchase immediately depreciates much like a new car in 99.9 % of cases. There are some very highend timeshares that may hold their value, but the numbers are few.
As far as resales go, the market (buyer) sets the market price with the following criteria - supply and demand, popularity of the resort, season color designation and other factors. In other words there's nothing set in stone of what your timeshare may be worth ... it's up to the buyer.
Timeshares are not a financial investment (no matter what a timeshare salesperson may have told you), however they ARE an investment in future vacations for you and your family at nice resorts and condos.

I am looking into selling our timeshare and have no idea where to start. I see so many messages on here going back and forth as to what is right, no thats wrong and so forth. HOW IS ONE TO KNOW???? I can admit that we were sucked into something we knew nothing about, and are now feeling the pain of that decision. We own (or should I say, am paying on) week 3 at Palm Beach Shores Resort. We still owe $10,788 on our loan, plus our annual maint/taxes of $665.00. We REALLY want out of this - is there any hope? From what I am reading here it sounds like people can't seem to give their timeshare away - how would anyone be able to sell it for the kind of money that I need out of the sale? My husband has been laid off and we just thought this was the first most thing to get rid of to cut cost - but after reading the posts is seems as though this may be impossible? Any suggestions or feedback would be appreciated. Thank You, Jen

sam, Upfront fee companies list your timeshare in their computers, that's all they do, they do not market them.
You can list your timeshare here on Redweek or other listing sites with very little money involved. You'd be doing the same thing as the upfront fee reseller, BUT Redweek gets thousands of hits a day from people looking for timeshare sales and rentals ... this is the best marketing out there.
If you price it right it will more than likely sell. If you bought from the developer you will not get your money back. Resales usually bring 1/4 +- in the resale market of what you paid the developer.
With resales the market (buyer) sets the price of what he/she will pay for a given week.

Many of you have asked about a closing company. I have had good experience with Wilkinson Title Agency, Inc. 11595 Kelly Road, Fort Myers, Florida 33908. They can handle all the process by phone, mail, or Fax. Phone number is (239) 275-1600. I have had them do my paper work for at least 6 transactions. No problems and they caught some errors I made in the entries.
