Jessie, I think that is admirable to be paid up thru 2022. But, the Manhattan Club is not going to put you on the buy-back list if you continue to pay your fees. You are golden to them. Why would they want to take it back, when you are such an excellent payer? Once you stop paying your annual maintenance, then they are more inclined to buy it back (give it back). I was on their wait list for over 5 years and I would call them each year. After I stopped paying for the 2nd year, they found a way to offer me a buy back. Maybe they would take their chances with somebody else paying. I don't think it coincidental. Good luck!

I have the same experience. I was told I am on the list and will be receiving an offer. Welp, three years in and I still have not received an offer. Why? IMO, if you are paying your dues, TMC is going to kill a golden goose by offering a paying member a buyback. You, ME and any other suckers are good for cash flow and TMC needs our cash. Personally, I am going to put a bullet in that. I have joined the Zimmerman lawsuit and will be changing the way I do business with TMC. I'll bet my name moves up the list.

The Statute of Limitations is 6 years from the date you discovered fraud. If a case is not brought within the 6 year period the option to sue is gone. The Zimmerman people may be OK. I would check with Zimmerman. Anyone not a Zimmerman client should reserve their legal right to sue by filing a Breach of Contract lawsuit against The Manhattan Club in Manhattan Civil Court at 111 Centre Street, NYC. The New York Attorney General concluded his investigation in 2017. The clock is ticking. Preserve your legal rights. Suing TMC is horrific. Their lawyers lie in Court, commit perjury, refuse to produce documents, etc. They are the perfect lawyers for Eichner and TMC.

I am an owner (no mortgage) who recently requested to be put on the deed back list. I spoke to Lynne who put me on the list. But recently we got a call from Nicole saying that the deedback program was suspended, and that I have to continue paying my invoices. Do you know if this is true? What are the options for someone who wants to get rid of this timeshare?

Have made decision to no longer pay our fees (due now); sent letter to TMC advising of such; sent letters to 3 credit bureaus to head off any ding on our credit; sent letter to NYAG as has been suggested. Also placed signed note in our Will explaining situation and stating we do not want our timeshare inherited by our kids. Owners since 2000.

I have been an owner since 1999 and only did not pay the maintenance fees and taxes last year for the first time. I did not travel to Manhattan last year due to the pandemic and so did not see my physician daughters working at a medical center in the capital region in up state New York. All of the sudden, I received a stack of documents from Manhattan Club a few days ago asking me to sign the various documents. I live in Asia currently and do not quite understand the documents which are titled Real Estate Transfer Report, RP-5217NYC, Combined Real Estate Transfer Tax Return, Credit line Mortgage Certificate and certificate of exemption from the payment of estimated personal income tax for the conveyance of real property located in NYC, Agreement of general release.....etc. In short, they are asking me to give up the deed. I have no mortgage.
In the early year of 2020, I asked Lynne to put me on the deed back list but have not heard from her since then.
Would anyone out there advise me what to do with these documents, ignore them and continue not to pay the outrageous maintenance fees ?? I felt scammed and conned a few years ago but did not quite know what to do when I had not known this Red Week site yet. I traveled to US once or twice a year to see my daughters before the pandemic. We last stayed at the Manhattan Club in 2019.
I know a lot of owners have stopped paying the ridiculous escalating maintenance fees for years and me too.
I need advice and suggestion, please. Thank you.

I also have been an owner for over 20 years and did not pay maintenance fees for the first time last year. The total disregard of The Manhattan Club towards owners during this COVID crisis and the continuing outrageous fees were the deciding factors. I will not turn my unit over for $100.00 so The Manhattan Club can turn around and rent it. Since I did not request to be placed on the Deed Buy Back list I can’t advise you what to do. I can only as mentioned explain my situation.

Unfortunately I did pay my maintenance for 2021 inspite of my conscience telling me to give it up. Reading that many of you did not, I am finished! I moved further away so can no longer split it because the expense of getting there is too high to only visit for a weekend. I will follow the lead of several of you and stop paying after this year. The maintenance fees are insane, and I bought in 1998 when they were (I think) $900.
