Re real estate taxes: some timeshare owners get a tax bill for the taxes that you pay directly through the County. TMC bills you for the tax and I usually have to call them to break out the tax from the assessment since you can deduct that amount. They simply give you a figure called real estate taxes, this means to me that the Eichners are being billed for the taxes from the County tax assessor and seeking reimbursement from the owners. Some timeshares don't charge for taxes in their assessments.

Consider this. There's no way that the State or City of New York is going to keep track of and collect taxes on 14,000. + individual "owners" of 1 piece of real estate. Most likely all 14,000+ tax bills are sent once a year in 1 box to TMC and 1 check is written out to cover it. It's up to TMC to recover that from you.

Of course the state of New York can keep track of property tax. It just wasn't set up by the Eichners that way. Eichner is responsible for paying them but is charging it to the owners. So who will go after the taxes if they're not paid?

We have a timeshare in Monterey Co. California. They send individual tax bills to all owners. Just say'n.

Both my timeshares in Carlsbad, CA and San Francisco, CA have a line item for property taxes on our Maintenance bill.

Sign the papers. In a year you will get your check.

Paying taxes is everyone's obligation.

Vivian —- Owners aren’t billed for taxes. Owners don’t pay taxes. It’s MC that is billed for the taxes. It’s MC that pays the taxes. MC lists what portion of money they collect from/bill to owners they say goes to taxes and MC is responsible for paying them..

How does it feel paying 20k-40k for your time share and receiving $100 in return? I will never agree to that!!!

What is happening with all the weeks turned back in?? I'm assuming maybe some company is trying to resell them? If so, wonder who that entity is and how much are the take backs selling for?

Fine. It feels just fine. No one’s reason for moving on is to get $100. We now have no more annual fees for that week or obligation to lose time or trade unused time for RCI timeshares. Are free to use our money for a vacation we want to take. We still have one week at TMCNY, sold one. We owned for 20+ years and figured we got enough use out of that week, so let it go. Sometimes you find you just have to move on. I’m guessing you don’t. These are personal decisions.

I am told that I am on the "list" for the buy back but there has been no timeframe given. What papers do you sign to get the buyback and get out of this scam? I don't want to be burdened with annual fees for something I can't and don't use

To each his own Gary!! I inherited my time shares. It was a financial burden I didn’t choose to take on and which I was relieved to rid of.

Ps. I’m one of the originals on this site and spent 5 years writing the AG, judges et al. I gave it my all and choose to move on.

Hi, Please help! How do I get the forms for a refund? Thanks, Steve

Call the billing office ask for Danielle and say you want to deed back your property; that will put things in motion. Slow motion but eventually you will receive papers, you complete them, return them and up to a year later you’ll get the $100 check. Ignore calls and letters or other threats from Nicole or anyone trying to collect your annual fees during this process. She will say you’re obligated to pay since they don’t know how long it will take. Not true.
