Buying, Renting, and Selling Timeshares

thanks for taking the time to write that post. it was very helpful. is the grand luxxe a vidanta subsiderary or a top of the chain mayan palace condo. or are they all the same. is "mansions of the world" a concept or is it a true entity that is being marketed and built. Is neuvo varrarta the only place they are building the grand luxxe or is it going everywhere. I just got back from the rivera maya and they have their show room (which is fantastic) but are they going to build a lot of grand luxxe villas or only one per resort. if so is it going to be extremely difficult to even use or will we always have to settle with the grand mayan even though the grand luxxe is built. anybody have any thoughts on these questions?

I believe, in time the Grand Bliss project and Grand Luxxe and Grand Villas will be constructed in the major resort areas. I am sure time is the factor. When to be finished. all of these projects i our life lime? Who knows. I am done with upgrading. When I visit the properties...if anhyone gets within 2 feet of me and ask the simple question. "Would you like a member update" I will not be a very nice traveler in english aand spanish. My eyes will get the update.

What I do not like to see is the draging around of the elderly people and the pressure on them. Thge sale speople should be stricken with a deadly illness ( the ones who take advantage of them) Or better yet, have someone drag their parents around and give them a sales pitch. they would not be very happy !

Grand Luxxe is a two bedroom unit - one side is a lock-out unit.

There are two levels of Grand Luxxe for units and 4 categories of building - Grand Luxxe I, II, III, IV with different views of the property. Probably some other differences too related to Mansions of the World, etc.

We have been extremely fortunate to deal with their sales people that have been very upfront, did not over promise and under deliver. I want to believe that management would want to know about the unpleasant experiences. I'm probably naive about this. We have only been treated with respect.

Ever since I first purchased back in 2003 and listened to their pitch about renting, I was skeptical, but let my wife talk me into it. While it did work out for us as we owned a MP elite week originally, it is just not meant to be a rental investment.

Each time we have upgraded, and we have, it has been for our use and as a side we rent out when we can, but do not look to make all our money back.

We have been lucky the past few times to have sales people who understand that talking to us about rental rates is pointless and while i let them do their mumbo jumbo with take weeks away and giving you a rental bonus for use of the weeks, i ignore it and move on. I worry more about my final cost and the perks they are willing to give me.

Just remember all, I have been through the same crap pushy sales presentations in the states also. While Mexico seems to be the only place that actually push you on rentals, all timeshares push you to buy because they are supposed to make your vacations cheaper.

We upgraded Dec.2009 to the grand luxxe..we were assured that they would never over sell the units and availabillity at any time would nor be a problem....PROBLEM is that we can't get a reservation even close to the time we want to use the unit. We have been offered a Grand Mayan unit instead. I replied ..why would we have upgraded for $18,000 if we wanted to stay in a Grand Mayan unit??? The company is not able to confirm when the next building will be ready but would send me an e-mail when they know..bottom line we are out of luck and will never speak to another timeshare sales person again. FYI we have owned timeshare since 1988, so we are not new to this. We don't seem to have any recourse for we have paid in full for the unit. Any suggestions???

Resale fractional ownerships have dropped up to 40% in Cabo and some are incredible values compared to the pre construction prices for the grand Luxxe at the Mayan properties. 2 and 3 bedroom villas with 6 weeks at the 5 star Esperanza are reselling for between $220k and 250k. I believe there were about 20 ownerships available. We live in NH and are owners but no we are not selling our unit.

get with the program. a 2 bedroom. and very nicely appointed. the question does arise ..when will all the resorts have them finished. We have Grand Bliss. Question ....Are they finished construction in Puerta Vallarta? anyone know that answer?

Yes. Grand Luxxe is open and operating in Nuevo Vallarta. Many happy owners and users. Lots of questions still, but Grand Luxxe I Tower is open. Grand Bliss is not open. Runor is it may open by the end of the year.

when I left the Mayan in PV they had not even made a hole in the ground across the street where they are supposed to build the Grand Bliss. In fact nothing was going on. Some of you may remember that this site was supposed to be a Grand Mayan to be built 5 years ago. My Grand Mayan friends have been paying Grand Mayan MTC. fees and using the Mayan Palace across the street in PV for 5 years!!

Sorry Maureenf20 and Viviamm, you are absolutely right!

I am not aware of any Grupo Mayan construction in PV. No Bliss, no Grand Bliss and no Grand Mayan. In fact, I was not aware that Grupo Mayan announced plans to build a Grand Mayan, Grand Bliss, Grand Luxxe or Bliss in PV.

I am aware that the Mayan Palace in PV offers a great buffet at a very reasonable price.

My apologies for my misstatement.

I am actually responding to several of you. About 7 or 8 years ago they torn down Sea Garden in PV with a promise to build a Grand Mayan on the property. Several of my friends upgraded to GM paying several thousands with a higher MTC fee. These friends have been staying at the Mayan Palace in PV for the last 6 or 7 years paying the upgraded MTC fees for the same suites they originally purchased. Why?? They didn't want to go to Nuevo where there is a Grand Mayan because they believed that the sign 4 years ago that was raised on the property that said "Grand Mayan coming soon" Well that property still has nothing on it as of today. I was there on Oct. 30, 2011 to see it on my way to Lake Chapala. There is no work going on at the property. Now!!! These same friends all went to a sales pitch Jan. 2011 and all bought into the Grand Bliss Why??? because they were told that instead of the Grand Mayan being built on the PV property it will now be the Grand Bliss. Sooo they all made reservations for the Grand Bliss in Nuevo for Jan. 2012. One of the 3 got their 4 weeks and the other 2 could only get 2 of their 6 weeks and were offered the Grand Mayan in Nuevo. One took the offer of the GM for 4 weeks and One said the heck with that and reserved GET THIS!! the Mayan Palace in PV paying the upgraded MTC. fees. for 4 weeks. Now with this info are you sure you believe these sales people??. They are the best of all time shares and are trained perfectly to take more of your money. Happy in PV at the Mayan Palace paying my lower MTC fees and getting all my 8 weeks there for Jan/Feb. 2012 !!

Congratulations....for being happy with what you purchased and using every bit of it.

Your preferences and decisions fit perfectly the reason why timeshares have become so popular over the last 20 plus years.

IMHO, there should be a sound reason for buying a timeshare. Volkswagens are great for getting from here to there. But for some, the Volkswagen has to be new. For others, it is a great starter but leads to additional purchases of more expensive brands.

True, the promise to build and not follow through reflects poorly on the organization making the promise. However, plans do change and organizations sell what's in demand now and in the future. Plus scale comes into play, especially for developers. By that I mean, if what they offer is popular, they have to have a place to build more of the popular to sell more.

You are right, the sales staff is well tuned and trained. This is good news / bad news. But in the end, no one makes a person attending a sales presentation sign contracts. You are a perfect example of that.

Thank you for sharing your experiences. Nice hear from others who are happy with what they own.
