I did hear a "Rumor" that the Cerromar next door where Fairmount Group said they were going to build backed out of the deal. Some new company says they will build the new structure further back towards the golf course. As far as the ameneties go I believe they were in place the Beach Bohio is open serving more hours. I would love to find more positive facts for the Hyatt, seeing a unit for two thousand dollars ***$2000*** is not good for any owner.

Someone asking 3 thousand for a unit they paid well over that price when purchased. Hey Hyatt, bite me, don't you at least think it's fair to exercise your right of first refusal to protect the owners investments at the HDM? This unit will sell for less and there are fees the seller has to pay to get out from this timeshare. The new owner does not get the right to use the Hyatt Hotels every other year when it's a private sale.The Hyatt should wave the exchange fees or reduce them when owners do an exchange until this is all corrected.

I am also an owner at Hacienda del Mar Puerto Rico week 52 and the way Hyatt treat's their owners is a sham! This property was sold with stated and/or implied use of Hotel Facilities that no longer exist. Hyatt should have offered us buy back at that time - we should help to tarnish their reputation which can be done on line as they are trying to sell time share units to others.

Has anything further been done on this? How can we organize?

We have talked about this here before. It really went no where. No one has the money to fight a big legal battle against a Hotel Chain like Hyatt. You would need a list to contact all the owners and that may be your first hurdle. I know that when you sell your unit privately the new owner does not get the use of the Hotels every other year. The maintenance is very high and people are selling them so cheap and not realizing the seller has to pay a lump sum upon the sale to Puerto Rico. No one ever tells you about the nightmares of timeshare ownership, it's bad for resale bussiness.

I left out that by depositing in International Interval you wind up paying more for a week than everyone there because of the high maintenance. Also while in Meixico they were taking me on their tour. When the heavy sales pitch came I told them to take my Hacienda Del Mar in P.R. as a partial payment and they said it was on a list as a do not take as a trade. They would have taken my Casa DEl Mar in Aruba though. So what does that tell you?

The riverpool was able to be used by timeshare owners but it was owned by the hotel. I have original papers, if you need anything in particular please let me know. Theaskow@aol.com

I don't know what was told to buyers about the riverpool belonging to the Cerromar, the picture shows the riverpool as appearing to be property of the Hyatt in the brochure. Too many years have come and gone with the sale of the Cerromar and the building of a new hotel on this property. The maintenance is very high and you usually trade down in an exchange with Interval International. Hyatt should do some gesture with the use of their hotels. As some may not know that if you buy your unit from a private party you do not get use of the hotels in Hyatt every other year, only the direct purchas buyers got this benifit when buying directly from Hyatt. Anyone hear anything, I have not seen any news from Ivan the manager in a while.

I'm an owner at this resort, and probably will never return. The place is a dump, and a ghost town. There are no restaurants, shops, or casinos on ground. The only place on premises to eat is a burger shack by the pool. The lazy river pool is closed, along with the hotel right next door that shared the property. I primarily only stay at Marriott time shares now, as you know what to expect. Sorry for the bad report.

Hi: I own 3 weeks at Hacienda del Mar. I normaly use it every year. The resort us well kept and clean. The attendants at the front desk are very helpful and friendly. Besides the pool, beach, tennis and the gym there is not much to be done at Hacienda. However since the island is small you can go the Camuy Caverns, Arecibo Lighthouse, the Bacardi distillery, old San Juan and many others nearby you can go and see.

The posting on this Forum subject are very old, and contain a lot of out of date information and miss information.

The old hotel was to be torn down and a new one built by the property owner: The Caribbean Properties Group. Same company that developed the Ritz Carlton at the other end of the golf course shared with the Cerromor Beach Hotel and Hacienda del Mar at the west end of the course.

(Note: But as of 2020 it has never happened. But because of the 2017 Hurricanes the actual club building is being completely renovated and is now open for reservations from June 2020 on)

The beach is fabulous. The beach was spotted for its location and properties by Rockefeller years ago when he built the two hotels at this location ( later named the Dorado Hyatt and the Cerromar Beach Hyatt).

As of Summer 2015 all furnishings have been refreshed in a new contemporary styling. The Kitchens and bathrooms have not been remodeled during this updated phase however.

There is a small Bohio resturant and bar at the pool are for the basics.

The Property is quite and relaxing. clean and well maintained , with wonderful staff, and with great customer service. There are shopping centers, cinema, restaurants, fast food, and grocery stores less than 1.5 miles away, and the same in Dorado PR less than 3 miles away. You will need to have rental car to really enjoy the area and to explore PR with this grate resort as your base. Not to mention the 3 golf courses and the Ritz Carlton Resort, and the Plantation Golf club house a mile away that can be accessed by Hyatt Hacienda del mar guest.

The original Hyatt Cerromar hotel next door was a separate business from the Hyatt residence club and unfortunately it closed. It will soon be torn down. The latest news is that the same group that built the Ritz will build a smaller J.W. Marriott hotel and casino next door, and possibly a Marriott Vacation Club property.

But because the old hotel is currently fenced off and deteriorating awaiting demolition, does not make the Hacienda Del Marr any less than it was before which was very good. Except that the old hotel's "Lazy River" type pool is no longer available to be shared with the guest at the Hacienda del mar.

So my advice is if interested in quite luxury accommodations .. then enjoy it while you can..

I just bought 2 weeks there and as a current Hyatt Residence club member with 3 other properties it was quite a bargain for me.

Time shares are NOT Real Estate investments, so what difference does it make that they are now selling for much less than you paid for them. To Bad and something you should have realized would happen and was inevitable from the beginning of you original purchases.. Now that your in a system of ownership, It comes down to points in the system your in. i.e. cost per point ! If your a Hyatt owner, or just want to jump in at Puerto Rico, then get a bargain while you can !!

Well I would say your over stating the actual conditions at Hacienda del Mar. Things are much much nicer than you state here. It certainly is NOT a dump ! lack of a casino next door does not make it a dump ! ( for you maybe ..but not for most of the people currently enjoying the property last year)

I guess thanks to owners like you who have chosen to give up on the Hacienda for years and by not using you time there, was able to stay there for 6 weeks from mid NOV to the end of DEC . Thank you for not coming and making more availability for me

The Hyatt Hacienda Del Mar , is quite , well maintained and with outstanding service.

I own 4 Hyatt's , 3 TS in Mexico, and have stayed at many Marriott Vacation clubs. This Hyatt Residence Club is property just fine as a base for exploring Puerto Rico or for total relaxation and Beach time.

read your sales documents disclosures and you will see that the use of the hotel facilities was just as available, since the time share never owned or promised perpetual use of the hotel facilities anyway. Its all in the fine print that you probably never saw or read.

No great loss by not getting the Hyatt hotel program, if purchasing a Hyatt R Club from an Unauthorized seller, The hotel program is where you can exchange your fixed time for Hyatt Hotel Gold Passport points. You loose about 20% of the value of your annual maintenance fee in the exchange process. The 20% is the profit margin that the Hotel program makes off your exchange into the Hotel points system with your Hyatt Vacation Club properties. i.e. give up 7 nights and be able to get back about 5 nights or less on average at the same property. Less when you go for a very expensive Hyatt luxury resort.

Better off just finding a place to go in the Hyatt Residence club or exchange through the II Extended Exchange option .

I am an owner at Hacienda. I am curious how did you get 6 weeks stay at Hacienda when with my timeshare I can only get 2 weeks. Are you using your other "timeshare" property to use time at Hacienda?

DO NOT BUY AT THIS PROPERTY!!

Why pay all those maintanence fees? If you must stay at this property, go to Redweek.com and rent a unit from an owner that's looking to recoup a portion of their fees.

Hyatt screwed their owners with the initial offering. They are not to be trusted. Go Marriott. At least you know you're getting a consistent product.

Just returned from a stay at Hacieda Del Mar on Dec 6th.

Yes new furnishings in all rooms. New refurbished lobby. But bath rooms and kitchens were not refurbished. But the new look of the rooms is nice.

Yes car rental on site.

But expensive verses just renting from a national brand at the airport. Always recheck car rental rates as your rental date approaches. I went from $559 about a month out, then to $350 2 weeks out , and finally rented at $200 the day before rental date for a week rental. Compact car. Intermediate not much more. These are all total cost figures i'mquoting. With all taxes. Stay away from Allied rental / EZ rental ( same company in PR) they under estimate the final cost by about 25% when advertising their rates - no matter which booking dite your looking at. All things equal - I recommend Enterprise.

Also read the fine print on the Toll service cost. Some are 3 times as much as other companies charge ( I.e. Those used by: Allied and EZ car rental use). And the only way to avoid the toll service company high charges is to stay off the toll roads. But sometimes you get trapped- where your not allowed to pay your toll in cash and - then it reads your license place or your Eztoll transponder and then your facing a huge "admistrative fee" if you did not agree to the toll service. tool Booths that you could pay at are now disappearing and the electronic system is the only option to get through the toll gates.

On the water sports ? The jet ski guy just did not have enough business to keep it going. I saw no other water sports other than bouncing around in the surf at the wonderfull beach.

All in all I nice quite place. With plenty of resturants nearby in Dorado.

Yes I have platinum ski weeks and float time the Hyatt Colorado ski resorts. Also own at Hyatt Coconut Plantation - a great property/ and now two lowest weeks at hacienda dell mar. ( 1300 points each) Thus if I convert to points all the weeks I own I have over 10,000points at my disposal for making reservations. ( if I don't use any of my others). I also stay in Studios a lot. But that 6 week stay was in a one bedroom. I have also stayed in the Aspen Hyatt for 6 weeks straight a few years ago -all of November and first part of December Mostly at 50 points a week for a studio . ( " Mountain time").
