Buying, Renting, and Selling Timeshares

Can I rent out a timeshare that I exchanged with Interval International?

I bought a timeshare in Phoenix AZ a few months ago and now I have exchanged one week via Interval International for a Surfwatch Marriott in Hilton Head. Can I now rent out the Surfwatch Marriott?

No you can not! If you do and get caught you may be removed from II and lose your week.

If you do not get caught then you better hope the renters don't get stopped at the front desk and turned away!

Under all rules you agreed to when joining II you can not rent for a profit. You can get gift cert and let family/friends use it.

Seems strange you just bought and made trade and now want to just rent it out! Is this reason you bought the timeshare because this would be poor reason to buy one!

This is exactly why the exchange companies have the rule that you cannot rent out exchanges. People would snap up the best exchanges and then rent them out leaving very little good inventory for their other members. The rule is there to protect all members.

This has to be one of the top five timeshare questions asked every year. As many times as it has been answered you would think there would be no one left that doesn't understand this!

These members should be reading the rules and contracts they signed. I think most do understand and either just want others to say it is alright or for some its a sly way to let people see they have a top resort and week to rent it out!

I wish anyone caught doing this would be removed from the trading company after first time and never be able to rejoin! Then they have no choice but rent their own unit if they want!

Stopping these people would send notice to all these others hoping for quick buck that one time and your done.

Someone needs to start cleaning the timeshare business up and that includes removing up front companies and all these other sleeze bags in the timeshare world! PHIL

phil, there have been cases where RCI and II expelled members for rentng exchanges, however many people don't know that this rule exists unless they read forums like these. That's why Redweek forums are so important.

I do agree that the timeshare industry needs a major overhaul from top to bottom. The word timeshare had a very bad reputation back in the early 1980's then they finally cleaned up their act with the advent of high end timeshares like Marriott, Hilton, Hyatt and others entering the field, but then upfront fee resale companies, postcard companies and other scams entered the field and now timesharing is once again a 'bad word' due to the millions of people that have been taken. It's sad that such a large industry allows all the scams involved since timesharing is not regulated.

I keep repeating the mantra that 'exchanges are not allowed to be rented' to inform those that have not seen the message here.

I read all the rules and regulations for RCI WEEKS and RCI POINTS on line today--about 20 pages each--so I can give you chapter and verse if need be, but it's no great wonder that everybody does not attempt this.

19.9. Non-Commercial Use. Use of the Network and/or RCI Points® by a guest or a Member may not be for commercial purposes, including through auction, rental or sale. and Guest Certificates may only be used by the individual(s) named on the certificate and their guests. Guest Certificates are non-transferable, and may not be used for any commercial purpose, including auction, rental or sale. Their use is subject to any conditions, restrictions or limitations which may be imposed by the Host Resort. Members are responsible for all acts and omissions of their guests and for any damages caused or expenses incurred by their guests.
