Buying, Renting, and Selling Timeshares

Looking for any input on Palace Resort and Hyatt Sunset Harbor

Sorry in advance for the long question. I am looking for advice and personal experiences on two purchases I am contemplating. The first purchase is a right to use TS at palace resorts in Mexico. This is for personal or family/friend use. I am definitely not looking for a rental property but if I could trade for something for my own personal use that would not be out of the question. I am specifically looking at a resale and after seeing in the forums what a nightmare this can be with US properties…well I am a little scarred that things will go less than perfect. I have been to the palace resorts 2 already and I have never been disappointed, I would hope owning a TS at Sun Palace or Aventura Spa would not disappoint but that is what I am looking for is input from those of you with more experience. Just looking for any concerns , pitfalls or suggestions. I am new to owning but have been looking for sometime at all the usual sites. The other purchase I am considering is Hyatt Sunset Harbor in Key West. I have been going to key west for a while now every year and I can t imagine not going back again year after year. Again this unit would be personal use. I do travel a lot so I like the idea of having points available to use should we travel abroad. This purchase seems more cut and dry but once again I am looking for any input anyone is willing to throw out there . My one predicament is what season to buy in. I love the first or second week of Nov in KW. From what I read though I get the feeling I should try to buy in the high season and then just trade down and bank the remaining points. If you have suggestions, warnings, concern, all is welcome. Thank you in advance for taking the time to read and hopefully reply…R

IMO...I would buy two resale Hyatts over any Palace. The quality, the management company, and the value would all point me to Hyatt.

Hyatt is a supreme trader...just in case you were to decide to go somewhere else. Although they do not have as many locations as Marriott, and resale costs are the same, approx, Hyatt does trade somewhat differently when using the Interval Book.

I would go to the tug site, and see if Kal ( a Hyatt expert) is on the hotel board. If you can't find a good resale deal on the Redweek lists, Seth Nock is a Licensed Real Estate Broker that follows all the rules and also knows good pricing on the top places....Hyatt, Marriott, DVC, some Starwoods, like Westin, the Four Seasons Resorts.

He might no be as cheap as something you see on e bay, but hes one stop. Another is Joanne Koslowski.....( sp) who posts here very often and is very helpful with T/S advise on Redweek.

Search Google. Some of their ads are on Redweek....so if you go via a different route, maybe you might want to mention redweek to them...might help for redweek.

I agree with kekouri. Palace resorts are all inclusive, which means you pay a steep (variable by season) per person fee per week in addition to your other usage fee. Palace resorts should not be good traders based on their high availability. I have seen deals from some of the large travel brokers which end up costing less to spend a week at a palace resort that it costs an owner.
