or maybe I should say predatory financial. Anyone have any experience with their "fees" added into closing costs on a resale?

Never heard of them ..... what are their fees for closings? There are other reasonable fee closing companies including www.timesharetransfer.com (however they can't close for all states) and JRA Services at www.timeshareresaleclosings.com/ are a couple off the top of my head. You can google timeshare closing companies and compare fees.

AFC was the loan company that we originally financed our timeshare purchase thru. Using First American Title (from Redweek link) to do the closing. AFC "tacked" on a demand fee of $150 and a transfer fee of $150 to the closing thru First American. AFC has been a real rip right from the beginning.

I don't know who "Advanced Financial Company" is, nor their "demand fee". However, a resort imposed "transfer fee" is often mandated by a resort for every change of ownership. Whether the purchase is financed or not does not matter one bit to a resort in imposing such a "transfer fee". Such mandatory transfer fees, when imposed by a resort (not all do this), are never less than $75.00 per ownership change --- and can be several hundred dollars in some instances. In short, AFC might not be to blame for a transfer fee not of their own invention, but which may instead be mandated by the management of the resort at which you purchased.
