Buying, Renting, and Selling Timeshares

Anyone have any experience going with Starwood to rent your home unit?

I own a 2 bedroom lockout at Westin Kaanapali Ocean Resort Villas. Have any of you used Starwood to rent your unit. I know they take 50% of the rent I was curious what they are typically able to get in rent for the week.

While you can offer a reduced rate if you rent directly (and get more than 50% of the resort rate), the resort may have more success renting the unit since they might be able to reach a larger population via a hotel website. Also people sometimes feel more comfortable renting from a resort instead of from a stranger.

The resort will take a credit card for security, if you rent the unit to a third party, however as the owner, YOU will be responsible for any damage to the unit caused by the renter. If the resort rents the unit for you, then you will probably not be liable for any damages. I say probably, since you need to check the rental regulations of your resort.

If you rent your unit directly, you set your own cancellation policy. Based on your situation, you can make it non-refundable or partially refundable (my rentals are non-refundable, unless I can get another renter). If the resort rents the unit, the renter may be able to cancel one week prior to check-in and get a full refund. You would then get nothing unless the resort can re-rent the unit. The resort also can rent your unit for a partial week which would further reduce your "cut".

Check the rules for Starwood, you can probably put it in their rental pool, as well as try to rent it yourself. If you get a rental or decide to deposit the unit for an exchange, then you can pull it out of Starwood's pool. Good Luck

Sometimes using the resort rental programs is the better way to go!

We ran two ads on Redweek last couple years and didn't have one hit but we used our unit so this was no big deal!

Last year after having a ad on here for six months and nothing we decided to use it. When I checked with our resort they stated they were full and could rent our unit out at almost double our price and they get 35%.

We had them rent our lock-off unit this year which they did rent six days.

You might check and see how your resort rents too because ours rents like a hotel and rents per night,not week so you might have it rented to different people and then more cleaning fee's and you could lose some days.

Thanks for the responses, I have gotten a couple nibbles on Redweek, but nothing locked in yet. I was offering a 60 day cancelation, but I dont think I will do that any longer. I figured the resort would get much more traffic then we as individuals would and maybe it's just worth it to go through them.

I would never offer any cancelation because renters will find some way to leave you hanging. They will find a cheaper unit some where or just change their minds.

Check with your resort and see at what point if not rented you can use it also.

Do not in anyway rent through Starwood. I had an Ocean Front in which I put into their system for rent. They had 8 months to rent it. I was told that it would be advertized through various travel sources, Orbitz, Travelocity, Expedia, etc. They never made an attempt to rent it. What I got was $350.00 for my depositing it with them for rent. By the way the date was the first week in August, prime time. They will RIP YOU OFF. Either trade for StarPoints or rent it on RedWeek.
