Timeshare for sale - is it a scam?

I found a posting on Craigslist stating the below. Can someone explain the sale process to me, so I know in the future what a scam is before I begin to persue?

$750 / 2br - COCONUT BEACH RESORT-C202/WEEK47 (KEY WEST, FLORIDA) (map) Date: 2010-08-10, 3:16PM EDT Reply to: hous-rdneh-1891410170@craigslist.org [Errors when replying to ads?]

Two Bedrooms/Two Bathrooms/Full Kitchen/Dining Area/Living Room.......Unit has 3 Televisions........Sleeps six. Master Bedroom has Microwave/Refridgerator/Coffee Maker/Dishes and one of the three TVs. The other 2 TVs are in the second bedroom and living room. The unit can be locked off to rent one bedroom. THIS WEEK IS THANKSGIVING WEEK MOST OF THE TIME. The price is $750.00 and the buyer also is to pay for all closing costs and all maintenance fees.

Not necessarily, but you must do your 'due diligence' by asking the owner of proof of ownership and proof that maintenance fees are up to date ..... then check with the resort for verification of such.

I have no idea whether the ad is legitimate, but I DO know that the annual maintenance fees are a bit over $1,000 per week at Coconut Beach Resort (...and they will of course only go UP in the future).

While I like Key West, I could easily find accomodations there in November for LESS than $1,000 per week (WITHOUT signing on for the obligations and rising costs of actual ownership). So could you...

If you really enjoy that resort I would suggest renting it a few years first. After a couple week long stays you may find that a resort with a smaller MF makes more sense to own.
