First time renting. How can you be sure the person is legit?

There should be a rental agreement in place by the ad owner stipulating the terms of the rental. You could also try calling the resort to make sure the person posting the ad is the owner of the week.

This is my first attempt to rent out my BG timeshare for a large event (Bike Week 2013). I am advertising in Craigslist, Red Week, Ebay Classifieds, and in Sept, Oct, Nov in USA Today Sports Weekly. I've been advertising for more than 4 months with absolutely no interest. While I realize there is a great deal of competition I am pretty sure that during these types of events, that almost everything is rented based on my associate/mentor is telling me, but again no interest. Could it be my ads aren't reaching the cities/people I need to? I am out of ideas and would appreciate any thoughts and guidance.

I'm surprised you haven't gotten any interest. Bike week is a big deal. I would hang in and wait. That should be a premium week.

Have you posted your ad in Bike magazines/publications/online bike blogs/bike websites .... that way you would be getting to the people you need to get to.

I honestly don't know any bike blogs or other biker/r internets sources to use. Are you suggesting mags like Full Throttle? Don't know many.

This is the first time posting a rental. We are the owners of the villa we have posted. As such we are responsible for any damage caused by the renters. Has anyone had an issue with damage where the renter refused to reimburse the resort for the damage they caused and you then became responsible for the damage?

Although the owner is ultimately responsible for any damage done by a renter, the vast majority of resorts have all guests present a credit card when checking in.

I haven't heard of damages by guests/renters happening but maybe once since I've been reading and writing in timeshare forums (12 years).

Just got a reply from an owner that he takes old fashion checks. My gut says no.

Does anyone do rentals this way?

Some assurance is needed (my opinion);such as, a contract, but it's only worth the paper it's written on as far as protecting you. Not sure what kind of answers you'll get from the more experienced people in this business, but I am interested as well.

A contract should always be in place stating the procedure in case of damage and signed by both the owner and the renter .... at least it will be something tangible the owner can fall back on if need be.

BTW, a contract should always be in place with all rentals for several reasons .... you can search forums for sample rental agreements/contracts.

If an owner wants a check. Contact the management office of the place you are renting. Verify the owner's name, and give them the address you are supposed to mail the check to, so that you can confirm it is the correct address. Ask if their dues are paid in full, and if they do infact have the ability to rent. Then, Ask if they have to purchase a "Be My Guest Certificate" or what the procedure is for you as a renter.

Good suggestions ..... however if the owner of the week outright owns it then there should not have to be a 'be my guest certificate' .... the transaction would be strictly between the owner and the renter .... the only action would be the owner notifying the resort of the renter's name.

A guest certificate is used only if this week is an exchange and is gifted to a friend or a relative .... this guest certificate comes from the exchange company. The ONLY money that can be reimbursed to the owner of the unit by the giftee is the exchange fee and guest certificate fee.

Having said this, it's against RCI and II rules to make a profit on gifting exchanges to someone else. RCI and II peruses timeshare rental websites in order to catch anyone making a business out of renting exchanges.
