Question Regarding the Rental of Our Timeshare

Aug 14, 2013

Hello All,

I'm fairly new to this forum and website, but my family and I have owned a timeshare in Cabo San Lucas for a few years now. Unfortunately, we are unable to head down there this year and as a result I am seeking to rent out our unit. Upon researching the units available at the same resort on here, I have come to see that others with identical rooms are advertising theirs with foreknowledge of what kind of view(s) will be afforded to the renter(s). In my experience of traveling down there with family, this has always varied--depending upon availability at the resort during the time we arrange for our stay. The only thing that is for certain and guaranteed (to my knowledge at least) is the type of room you will be given as stipulated in your contract (i.e., a studio vs. a one bedroom vs. a two bedroom penthouse etc.)

How is it that some of the people who have rental listings are certain that their renter(s) will be given the view that's advertised? Is there a way to have foreknowledge of the exact room you will be given even if you are booking for yourself when you own a timeshare?

Thanks much.

Some people own fixed weeks = same unit every year with the same view. Some people own floating weeks which is what you're describing, it would seem.

Ah, I see. That makes sense. We do indeed own floating weeks. I was completely unaware, however, that owners of fixed weeks utilize the exact same room each year (to some extent I'm sure).

Thanks again.

I'm new to renting timeshare, when posting my unit for rental and someone is interested in renting. Does the person renting the unit pay me directly or it gets sent to REDWEEk or some intermediary. Do they pay in full upfront. Who is responsible in case the renter damages or steals something in the unit.

Thank You In advance for your answers

REdWeek is merely an advertising site and not a middleman. You have already paid your RedWeek membership and advertising fee. Therefore, you need not pay RW anything for the rental. The renter would pay you directly.

One recommended avenue for paying is via Pay Pal. Many owners also require the renter to pay the full amount upfront before booking in the renter's name. Then, the owner(s) would tell the renter that if he feels he might need to cancel, then get cancellation insurance.

As for damages, that should be laid out clearly in the rental contract/agreement. You can find a sample one here on RedWeek's site.

First of all you need a rental agreement in place stipulating the terms of the rental (you can search forums for sample rental agreements).

After the rental agreement is signed by both you and the renter then the renter will follow your directions (via the rental agreement) as to payment. Payment is sent to you .... Redweek is not involved.

The sample rental agreement addresses how payment is made (some people require the entire rental fee upon the renter signing the agreement .... some people require a deposit and the balance paid a certain amount of time before the renters arrive) .... it's up to you. As Lance stated you can also choose Paypal.

Ultimately the owner is responsible for any damages that should occur, however damages are rare.... but you can add a stipulation in your rental agreement concerning damages or stolen inventory. All timeshare resorts take credit card info from owners and renters upon check-in.

Also, you can list a certain age bracket concerning your rentals (ie: I would never rent to anyone under the age of 21 during spring break or during summer months).
