Adding an adult to my fixed time share deed in Virginia Beach

I want to add my adult niece to my time share I own in Virginia Beach in case something happens to me. I know I can put it in a will. But, just to keep headaches down for my niece, I would like to add her to the deed. Also, do you have any recommendations for a company that can do that for me.
If you add her to the deed then she will be stuck with the ever increasing maintenance fees and assessments for the rest of her life or until she can unload it to someone else . Think it over before you commit her these expenses no matter what happens down the road she will be obligated to pay every year .
