By registering on RedWeek.com, you agree to abide by all of our terms of service and confirm that you are over the age of 18, or operating under parental supervision. In order to maintain a safe and helpful community for our users, we may suspend or remove, without notice or refund, any user that we suspect of violating our terms, the rights of our users, or otherwise negatively impacting the service we provide. All decisions regarding inappropriate conduct and use of the site are solely ours.

In the event RedWeek.com merges with, or is acquired by, another company, these terms of service will apply to your conduct with the new entity, who will assume the responsibilities associated with your account.

General Conduct on RedWeek.com

  1. Do not break the law or rules of other organizations which apply

    RedWeek is a corporation in the State of Washington, USA, and is governed by that state's laws. We reserve the right to cancel your membership at any time without notice or refund of any membership fees if we have evidence of fraudulent or other criminal activity.

    If there are laws in your state or location that apply to your participation on our site, or the rental or sale of timeshare interest, you are responsible for knowing what they are and being in compliance. We'll post any that we learn about, but can take no responsibility for your compliance or the compliance of others that you may contact.

    If there are rules that your home resort, homeowners association, or applicable exchange company requires for you to engage in a rental, sale, or trade, you are responsible to know, and comply with, those rules. As we learn about these rules, we will provide information that might be helpful, but cannot be responsible for your compliance or the compliance of others whom you may contact.

  2. Be respectful

    When communicating with other users via e-mail, or making entries in public forums such as RedWishes and reviews, you are expected to keep everything truthful at all times, and refrain from threatening or hurting anyone with abusive or harassing language. We reserve the right to determine whether your language is in violation of this rule and cancel your account, or otherwise limit your ability to post if we deem necessary.

    We do not control the information provided by RedWeek.com users. You may occasionally find such information to be offensive, harmful, inaccurate, or deceptive. In this case, please notify us.

  3. RedWeek.com is not responsible for inaccuracies or typos

    As with any publication, there may be some inaccuracies or typing errors on our Web site. We want to prevent or correct these, so please let us know if there is something we should fix.

    We have the right to edit user-posted data if we are made aware of a factual error. If an inaccuracy causes some sort of problem, we apologize but no one at RedWeek, Inc. can be held responsible for consequential damages.

  4. Updates to the terms or other page

    We may make changes to this terms of service page, and it is your responsibility to stay up-to-date.

Rentals and Resales - Rules for Both Parties in a Transaction

  1. RedWeek.com does not control rental and resale transactions

    We allow our members to communicate directly with each other and complete the transaction on their own. RedWeek.com does not represent, or act, for either the buyer or the seller, nor do we act as an intermediary between the prospective parties to a transaction. As a result, we have no control over the quality, safety, or legality of the properties posted, the truth or accuracy of the postings, the ability of sellers to sell the interval or unit, or the ability of buyers to complete the purchase.

    RedWeek.com is not legally responsible for any problems that arise between the two parties. We encourage you to take precautions to ensure your transactions are safe, and we provide resources in our Help section to offer this assistance. We are not real estate brokers, so if you are selling or purchasing a timeshare interest, we advise you to use a licensed real estate broker. If you rent a unit, it would be wise to verify the owner has the right to assign you the right to use the unit.

  2. Follow the guidelines for posting your unit

    You must be legally able to sell the unit(s), points, or designated time period for the unit you post for sale or rent on RedWeek.com. You must describe your unit or offering accurately and disclose all terms of sale in your posting. Participating in a sales presentation cannot be a condition of renting any timeshare property.

    Your postings may only include text descriptions, graphics, pictures, and other content relevant to the rental or sale of that item. By posting these items on our site, you agree to transfer relevant copyrights to us. We reserve the right to remove any information, including photos and advertisements for other services that do not belong on a page, or to otherwise limit a user's ability to post.

    No timeshare rental, sale, exchange, or want ads are permitted in any of the RedWeek discussion forums.

  3. We cannot confirm the identity of our users

    While we do take special precautions to ensure our users are who they say they are, we encourage you to communicate with potential rental and sale parties until you are comfortable dealing with the person. You should consider using a third party escrow service, licensed real estate broker, or other services that provide additional user verification. Please note that there are risks of dealing with underage persons or people acting under false identification. Additionally, there may also be risks dealing with international trade and foreign nationals. Simply do not pretend to be somebody you are not and always make sure you know who you are dealing with.

Timeshare Exchanges

RedWeek.com and our partner company handle exchange transactions, with the exception of direct exchanges between owners conducted through the RedWish section, over which we have no control.

  1. Rules for depositing your week

    When you deposit a week into the RedWeek Exchange Program, you give up the rights to use that week for the particular period specified. Your depositing indicates your acceptance of the RedWeek Exchange Points value offered, based on our internal valuation, and may not be reversed. The RedWeek Exchange Points you receive have no monetary value, and cannot be redeemed for anything other than an exchange week on RedWeek.com.

    The maintenance fees on the week you deposit with RedWeek.com, along with any outstanding assessments, must be paid in full prior to final confirmation of your deposit and/or exchange. The week you deposit cannot have been utilized or assigned to another party or company. You must not deposit your week with more than one exchange company at a time, in any one entitlement period, as this will cause an overbooking of your unit. Any expenses incurred to an inbound guest, RedWeek or its partners, denied access to your week as a result of a double deposit with another exchange company, or the unavailability of your week, will be your responsibility.

    If your deposit is rejected after you have already used the points received as a result, you will be responsible for paying for the RedWeek Exchange Points required for the reservation at the current rate. The credit card you gave us for the exchange fee may be charged to cover the debt.

    We are only accepting a limited number of units and weeks for each resort, and reserve the right reject deposited weeks for any reason. We may occasionally need to reject a deposited week even after an offer has been submitted, although this is a rare case. If we accept your unit, you must deposit at least 90 days prior to the check-in date. Valuation requests are accepted no later than 100 days prior to the check-in date, and are a pre-requisite to depositing.

  2. Rules for using your exchange

    You have three years from the date of deposit to use your points for an exchange. It is your responsibility to request your exchange reservation early enough to confirm your exchange reservation before your points expire.

    When you make an exchange through RedWeek.com, you are responsible to abide by the rules and regulations of the resort at which you are staying (host resort). If you are allowing guests to use your time, remember YOU are responsible for their actions.

    All transactions are between RedWeek.com and its members (not the member's guest). All confirmations are noted with the name of the person to check-in at the host resort. If for any reason this is to change, you (not your guest), must contact RedWeek.com at least five business days prior to check-in, and advise the change to the original confirmation details. A new confirmation will be issued by RedWeek.com and the destination resort will be notified accordingly.

    The accommodation or timeshare unit must be left in the same condition as when you first arrived - "Clean & Tidy." Any breakages/damages must be reported immediately to resort staff and you are responsible for the cost of repairs or replacement of items damaged.

    The Exchangee and/or Guest is responsible for any local taxes or fees, as well as all incidental charges incurred at the resort during the stay including telephone charges, tours or activity fees, cleaning services, and any similar fees charged to your room. Please note that any additional benefits that were included with the week you deposited, such as an all-inclusive package or meal plan, do not transfer in any form to the week you exchange for. Likewise, if you are trading into an all-inclusive resort, you should contact the resort directly to get details on any mandatory requirements, and the resulting fees, which you may be responsible for.

  3. Exchange cancellation policy

    Exchanges reserved through RedWeek.com are non-refundable. A supplemental Cancellation Protection Option will be made available to allow an exception to this rule. Under the Cancellation Protection Option, a cancellation of the reserved week up to 24 hours before the check-in time will result in a credit back to your RedWeek account in the form of the RedWeek Points that you originally paid for the week. Your exchange fee, while not refunded, will be applied to your next exchange booking, provided you book within 24 months of cancellation.

    Please note: if you purchase the Cancellation Protection Option, the reservation must be for personal use. We cannot issue a guest certificate for a reservation where the Cancellation Protection Option was purchased. Additionally, if we find that you have attempted to use the week for other than your personal use (such as renting it out), we will reject a cancellation claim regardless of a purchased Cancellation Protection Option.
