Be very certain that any rental agreement you execute has a clearly and specifically addressed and defined cancellation policy. The cancellation policy in the rental agreement should include cancellation date dealines, if any, as well as identifying specific percentage of refund, if any. If you intend to have a "no refund for cancellation after payment is made" term, you must very clearly say so in writing, and get renter signature acceptance of that particular term and condition of the rental agreement.
