Jim: my advice, if you are paid up on maintenance fees, is to write to the HOA telling them that you intend to walk away from it, giving them the option of allowing you to quitclaim it back to them instead of them foreclosing on you. If they have any sense they should accept your offer, as foreclosing cost them legal expenses.
