You only pay maintenance fees if you use the property. I haven't paid maintenance fees for past two years. Prior to that I allowed HSI to use my weeks in exchange for them reimbursing me the maintenance fees. As the fees kept going up, they only reimbursed 80-90%. Now, they will give a voucher. There cash- exchange program was great. If you are a member of HSI, check it out.
