What To Do With Our Villa?

Hello. My boyfriend and I purchasedat Montecristo Estates in Cabo San Lucas (Villa #64 for July 16-31 each year beginning 2009) and we are beginning to get very disheartened. Like many others we were promised that third party financing would shortly become available, that renting the place would be a breeze, that by using our "unlimited use" of the Registry Collection (which we are not even entirely sure what that means now after receiving the materials!) we would be able to easily book vacations to Greece for $75/night, etc. We were also told that there were no points, nothing to "bank" to a registry, etc. and we are now so confused and have no idea what we are doing.

We have tried contacting Dirk to no avail, the same with the actual resort. We do love the villa, but are very unsure of how to handle it and are beginning to think that we should sell it, but don't know how to do that either!

If there is anyone out there that could provide some guidance or answer questions for us it would be SO GREATLY appreciated! Thanks!

If you purchased less than 7 days ago you still have the right to rescind the contract. All information regarding the procedure should be in the contract. From what I've read, salesmen at Mexico TS never inform purchaser of this OR get the purchasers to waive their right. This is against Mexican Law. If you purchased more than 7 days ago and wish to rescind, then you might be able to do so if the salesman broke the previously mentioned law.

You might as well enjoy the resort and start learning how to best use the TS. Also, consider joining the TUG forum (www.tugbbs.com). You will get a lot more feedback at that site.

If you tried to sell now, you would take a huge loss.

we try to rent our villa every year- no luck nothing but lies from the sales staff - all they want to do is build more villas and the hell with everyone else. Even if you could reach Dirk all you would get is BS might as well use it cause it's not going to be easy to rent

The very worse thing a timeshare owner can do is NOT use or exchange their week.

As far as rentals go, it depends on supply and demand of the week and the resort where you own. It's not a given that all timeshare weeks can be rented out .... it would seem that only a small proportion of the millions of timeshare weeks CAN be rented out going by Redweek's rentals and the ones with RENTED posted in the ad.

If you do list your timeshare for rent, list it lower than any other similar rental in your timeframe. Many timeshare owners think they can get far more for their rental than they actually can .... many can't be rented out at all .... again, it all goes back to supply and demand of the resort and time you own.
