how do I rent out my points safely

I am a fairly new Bluegreen Resort owner. I have 2700 points that will expire March 31, but also have 27,000 other points for the rest of the year. I am interested in renting points out so they don't expire. I am concerned about doing this safely and I would like to protect myself in the event that a renter may cause destruction to the property and leave me liable. How does one go about protecting themself from this??

I know absolutely nothing about Bluegreen's point system, however you can access www.tugbbs.com as I believe they have an entire Bluegreen forum with many owners that post.
