Buying, Renting, and Selling Timeshares

Are there benefit disadvantages to buying resale?

Nov 28, 2014

I own a share at Welk Resorts bought on craigslist. Every time we visit the resort (about 3 times a year) we are given bait to attend the resort updates. We usually do it after refusing a few times. Now they have flagged our membership so they know before we show up. This last time they had the Sales Manager Hero tell us how silly it is for us to keep coming in because as a resale buyer we don't qualify for certain benefits and that we don't get the VIP treatment when seeking reservations. Basically told us we wasted our money since they know we bought resale and that we have been flagged. . The Welk sales office seems to be detached from the resort and I have the feeling they just blow smoke. Are there benefit disadvantages to buying resale?

First rule is that when a timeshare salesperson's lips are moving he is lying. They will tell you anything to get your money. If you are happy with what you have then there is nothing wrong. NEVER buy from a developer. Next time you go there talk to other guests and see if the get special benefits and if those benefits are worth paying an absurd amount for those " benefits ". Sounds lit they are tying to get you to purchase an expensive upgrade that you don't need. That is very common in the timeshare industry. The best course of action is not to attend the updates. They are experts at selling ice to the eskimos.

There are some perks for direct sale owners and sometimes even greater perks for those who have bought the highest level of membership or more than so many points. Sometimes they are things like an hour earlier check in or later check out, a newspaper, additional discounts on bonus time. For some these are important benefits. In most cases you would need to spend $20,000-$50,000 or even more than you spent and still your "ownership" would be almost worthless on the resale market. The job of sales is to make you feel like you "need" the perks of VIP and becoming willing to spend to make it happen.

You don't have to go to sales meetings but if you do and you have someone tell you it is silly to keep coming when you are flagged, then tell them it is silly for them to keep inviting you multiple times when they know you have been flagged.

Does Welk Resorts specify what the benefits are? You could see exactly what you are getting for the additional $$, then decide if it is worth it. Probably not. I don't see it as silly if you are satisfied with the visits you have had, so why put a lot more money into Welk?

Sounds like Welk is a good outfit to stay away from. Thanks for the heads up.
