Do the prices we see reflect the all inclusive cost? Or is this additional?

Posting prices do not reflect the all-inclusive fee. The resort's REFINE all-inclusive package is currently optional for renters, but mandatory for exchanges. Please verify with the owner which all-inclusive fees may apply to you.

I am wondering why the fee for a 1 week rental at Royal Hacienda is $1300? That does not include all inclusive. Often 1 week on Expedia, at Mexican Resorts, is $1300, everything included.

Owners set their own price for their rental week, so you would need to contact the owner to find out why the week is priced as it is. The all-inclusive fee is per person, and the rate will often vary by season, so without knowing how many people will be occupying the unit, it would not be possible to include this fee in the rental price.
