Enjoyed our time here. One of the best features of this resort if you're traveling with children is the game room. There's a five dollar per day resort fee but that covers the cost of all the games in the game room. We had three consecutive days of rain during our trip in April so the game room was a godsend! The outdoor pool was closed since we were there in the off-season but we did get to enjoy the indoor pool and outdoor hot tub. The staff was great and very responsive to any requests. The location of the resort is excellent. It was easy to get to any of the attractions and we were close to shopping and restaurants.

I Have owned at Kingsgate for the last 7 years.I have never had a bad experiance staying there.Nor have my renters had anything but a good time. The staff has always been friendly and responds quickly to our needs. The kids love the unlimited play game rooms.The adult pool is great when the other two get crowed. The condos have plenty of room and the kitchens are well stocked. We always look forward to returning to Wyndham Williamsburg Kingsgate.

I stayed here the first weekend in June. I was quite happy with my 1bd with a kings sized comfortable bed, a kitchen stocked with the supplies I needed. The exercise room had great new equipment (of which I used), the tennis courts where well kept, the play ground was a pleasant retreat, the grills by the unit allowed us to grill our dinner. The restaurant had pretty good eats.The pools were acceptable, the putt putt course is "freeplay" also and Sat. night there was a poolside movie to entertain us and the kids had a great time at the free play, 3 room, all day arcade that had better games than we pay to play at Dave & Busters for the $5 day fee you pay. I think some people are extremely picky about accomodations that you get a timeshares as this is my 2nd stay here and I have experienced nothing but a quality room, comfortable bed, great helpful staff and more amenities and activities that my family can handle in one visit. I've stayed at better places, and worse but this is definately in my top 10 places to visit for a nice, quick, fun retreat...we drive here from baltimore and go to kings dominion (2hr drive) on our way home as its on the way and has both water park and amusement park for the price of one (which is cheaper than 1 trip to busch gardens)

We own here so we are a bit biased. Kingsgate offers an ideal location, close enough to Colonial Williamsburg and the highway system, but not in the middle of the high traffic tourist areas.
They have worked hard over the course of the past year to make improvements to the resort so if you stayed here before the recent remodel efforts, you may be surprised at the changes.
Some folks have commented that they weren't happy with the removal of the jetted bath tub in the 2BR units. I personally wasn't happy that they went from a king sized bed to a queen in the 1BR units. All in all, however, the improvements have mostly been for the betterment of the resort.

We stayed here during spring break and it was a definite disappointment. We had 2 two bedroom units - both were dark and drab. The eyes to the electric ranges were both in disarray - had to call maintenance almost immediately. One of the units had a strange smell - really sweet like pancake syrup - we called and they brought febreeze - helped some. It didn't take long to figure out that one of the reasons that the resort was not well maintained was they didn't require a security deposit and they didn't check the units when you left. We were also disappointed that the indoor pool was closed and we had to go over to a sister resort to swim - very inconvenient. This is a well laid out resort but more attention needs to be paid to the overall maintenance of the units. As a owner or a visitor to a resort I don't mind paying a deposit because I know that my family will leave the unit better than we found it. I think by not having a deposit and not checking the units when parties leave - it makes it very easy for some to take advantage of the situation. I would go back to Williamsburg but not sure that I would stay at Kingsgate again.

This is our home resort and the reason why we are into timeshare. It is simply wonderful even if its a 1 bedroom which we stayed in with 2 adults 4 small kids with no issue. Many places to eat and I mean many. Kingsgate is where its at so treat yourself...

We have owned here for six or seven years. However, we had never seen the facility as we purchased from a friend. We used our weeks to trade until last year, when we gave the 3 bedroom unit to some friends to use. They came back with great reports on their experience there and suggested that we try it this year. As we travel mostly to the caribbean, we didn't expect to enjoy this resort and the area as much. What a pleasant surprise! From check-in to check-out we had a great time. The staff was very friendly and helpful. Our 3 bedroom unit was very spacious (>1500 sq. ft.). The facilities were great and activities such as wine-tasting and casino nite were enjoyable. There are renovations going on to the grounds and units, so it can only get better.

Check-in and out were very fast and we were not pressured to attend sales presentations.
The 3 bedroom lock-off unit that we occupied was nice, well maintained and spacious enough (4 adults and 4 small kids) so the kids would not be too close to the adults all the time. The jacuzzy in the master bedroom was especially popular in the evenings after having spent the day in Williamsburg or Bush Gardens.
The resort is centrally located with good access to any of the area's attractions.
It seems that the recreation area is a bit too small to accommodate the expected number of guests. The pools, tennis courts and game-room were often packed with people. The kids enjoyed the putt-putt tough.
Overall this was a good family vacation at Kingsgate and Williamsburg.

I only spent 1 night here but I thought is was great. I loved having the washer/dryer in my 1 bdr unit. The kitchen area was small but just fine. Very nice furnishings. I can't wait to visit again.

The resort was wonderful. We arrived late after a very long drive in mid June this year and the staff was friendly and quite willing to assist us throughout the week. The grounds were well kept. The outdoor pools are not heated but were very refreshing to use. There were staff on hand at all times supervising the area. If you stay here be sure to get a 2 bedroom unit as the 1 bedrooms are very dark. With tennis, mini- golf, a heated indoor pool, movie rentals and other activities there's a lot to do on-site. Do not go to a timeshare presentation as they are very pushy and a 90 min. presentation is really 3 hours. There's lots to do in the area and overall staying here was a great experience.

We traded for a 2 bedroom handicapped unit. The unit was nicely furnished in rich colors with tv/vcr in living area and tv in both bedrooms. Speakers for stereo in livingroom and master bdrm with wall mount volume control. One queen bed in each bdrm and sofabed in livingroom. There was a two person Jacuzzzi in master bdrm that was a nice touch. Kitchen furnished with all necessary items including coffeemaker, microwave, full size refrigerator and toaster. The deck was long and narrow, we found it difficult to walk past someone seated.
The unit was convenient to handicapped parking and had ramp from parking to unit on 1st floor. Kitchen sink was open underneath with good access for a person in wheelchair. Only master bathroom had wheelchair access, nice size room with seat in shower but no holder for soap or washcloth and it was impossible to retrieve soap from shower floor as it continually slid off seat. Hall/2nd bath was small and door opened inward making it impossible for wheelchair access.
Fairfield Kingsgate is in a wonderful location for touring Colonial Wiliamsburg, Bush Gardens and Outlet shopping. The resort also has two delightful pools plus a hotub, Billiard room, miniature golf and security at entrance of resort.
We enjoyed our stay at Kingsgate and managed ok in spite of the minor inconveniences of our handicapped guest.

This rating is for the one bedroom unit, which is a gross misrepresentation to call this a One bedroom unit.
The unit is dark, little light, the kitchen is joke. I don't reccommend a one bedroom at this resort. The resort itself is okay, and if you want to try Kingsgate, BOOK a 2BR Deluxe or DON'T GO HERE.
If you want a 1 br in Williamsburg, I would reccommend the 1BR deluxe's at Patriots' Place or Governor's Green, but stay away from the 1 br at Kingsgate.

I have just spent a week in this resort The staff are excellent, the onsite facilities first class and the location prime for shopping restaurants and touring I flew 3600miles to stay here it was well worth it. The apartments are spotless and comfortable. As there were onlytwo of us a one bedroom was fine . I had a sneaky look at the layout of a two bedroom apartment . they are very spacious and welll designed.

Our family of six stayed at Kingsgate on an exchange in late June 2002 and again in April of 2004.
The 2 bedroom condo was decorated beautifully. We were pleased with the condo.
Unfortunately, during our summer 2002 vacation, the indoor and outdoor pools were yellow/green. There were so many kids packed into the relatively small pools, and to top it off - most of the kids seemed to be unsupervised. We had the same problem in the activities center, mini- golf, and tennis courts.
We decided to give this resort another chance in April 2004, hoping that they had improved the facility. Unfortunately, we were again dissapointed - this time, not so much by the actual resort facilities but BOTH times we vacationed at this resort we had to deal with loud, rowdy guests at all hours of the day and night!
I have to assume that Fairfield's client problem stems from their give away of the 3 days/$149 timeshare presentation "deal". A cheap vacation for anyone - but we traded in via RCI & were so disgusted that we checked-out early during BOTH of our vacations.
As a broker/company owner of a timeshare resale business, I would reccommend Greensprings Plantation, Powhatan Plantation & Kings Creek over Fairfield - mainly due to Fairfield's rowdy client base.

The rooms are very dark and small. It's a nice place to stay, however, a little cramped for a one bedroom.

My family stayed there in July of 2003 and found the place to be quite beautiful. The amenities were great. It was fun to be able to play putt-putt golf after a day of playing at Busch Gardens. We were not pushed for a presentation. They called the room, and we were busy so they didn't push for us to even attend.
The place was close to K-mart, Golden Corral, and several other restaurants. Super-walmart was just a few miles away.
The staff at the welcoming center were very pleasant as were the staff at the activities center.

Stayed here on an RCI exchange April 2000. In reading other reviews, I guess we were fortunate to get a newly renovated unit (had assumed all were like that). Decor was beautiful - very traditional which seemed appropriate for area, speakers thoughout unit to hear stereo or our CDs, large jacuzzi in master bedroom plus it's own full bathroom. Mini-golf offered at no charge, each a.m. coffee & tea set up by an extremely polite young man in the community room, and location of resort couldn't be beat. Would have give 5 stars but took one away because unit for 6 meant 2 had to sleep on sofa bed. Had hoped for a guest room with two double beds.

This time share is probably the closest to the historic area as any in Williamsburg. It also is within 1/4 mile of great restaurants like Cracker Barrel and Golden Corral. Conveniently located adjacent to a K-Mart.
Staff was very nice and accomodating. Timeshare presentations were pushed a bit too much for my taste.
Nice amenities like large pool, childrens pool, putt putt golf, exercise room, game room, personal computers.
I thought the units were due some renovation. If I paid annual dues, I would demand that it be done as soon as possible. If the units were updated I would give it 4 stars, but instead I will go with 3 stars.

When we arrived the Receptionist was very unwelcoming - I have never known anyone in the States be so bad!
Poor kitchen layout - no hair dryer - we had to complain to the General Manager to get one - because no one else was interested.
Indoor pool out of order all week - no one seemed bothered about sorting it ( Autumn stay - so we wanted to use it)
Some staff were excellent & very welcoming.
Gym facilities dreadful. Old fashioned, limited equipment & no proper changing / shower facilities.
