Have stayed here twice 07 and 08, the staff , maids and security are all the best. Some construction out back door but not noticable from pool/ocean view rooms. Rooms are first rate , marble , granite etc, luxurious baths. Restaraunts great , beach club wonderful , walk to town. Can't wait to go back

I cant bash the place to bad because my friend gave me his bonus week for $450 with 1 days notice and got me in. I paid an extra $70 and tipped Mosses $20 and got a hot tub room. Hey tell Mosses he still owes me my $10 change.

The place is the perfect location if you want to be on the beach close to Mango Deck & The office. It is a 1 minute walk. The building is mediocre but alot of that could be blamed on all the nearby construction. It is 12:30am and they are still working next door pouring cement.

The good things: The security staff is great and make you feel safe. Valet and regular parking is free if you rent a car. The restaurant on the roof has good food with a great view. The Mexican party on Wednesday was fun too. The maid service was as good as any, and every day which was nice. The internet was free but only worked wireless on the patio.

The bad stuff: At check in they hustled us to sign up for the timeshare presentation when we thought we were checking in. The pool guy only gives you one towel per person and I like to have 2 or 3 when I go to the beach. The construction is nonstop next door... All day and all night sometimes. Hot tub was not too hot but the pool was warm. Beds are a little hard and the water pressure sucks and takes a while to get hot. No food after 10:30pm, not even room service so stock up.

The location made up for the lack in services at the resort. Get a good deal on a week and you will get hat you paid for.

Stayed in the Villa Section with great views of the beach and Arco. Great location to town and Marina. A lot of construction on both sides and will undergo a new 7 floor hi-rise addition. Food is very reasonable with excellent service. Stove needs replacing; only one burner working - this was the only soft spot. It will be a busy place for the next 18 months with noise.

awesome resort, we stayed there in June 2006 beautiful, quiet and excellent service. Beautiful views of the water. Beware of the taxi drivers the rate changes by the minute and driver. I don't recommend the horseback riding either at least not thru the resort. Nice part is you can walk most anywhere.

Stayed here in late January 06 and loved it. There isn't a better location in all of Cabo. The staff was incredible, friendly and helpful. The rooms, pools and hot tub are fabulous. Will be returning ASAP

Stayed at Cabo Villas in Sept 05. Had a fantastic time. Sure there was some noise with the new construction going on but thats progress. Staff was great/friendly. Restaurant was wonderful with increidble views. Hotel/Resort is clean and well maintained, We had a couple of problems but they were resolved with a phone call. Staff is very attentive and there to please.

Would go back time and time again. Perfect location on the beach and close to town.

We went to Cabo villas resort for our Honeymoon in October 2004 and loved it! The room was fantastic and the view from the balcony was unparalleled by any other resort. The staff were very friendly and helpful. The rooftop restaurant provided us with several great meals and we had no complaints whatsoever other than having to go home!

The resort is literally on the beach which is great, the beach was clean, the water was fabulous - overall a fantastic place to stay no matter what you want to do.

I wouldn't stay here again if this was the only hotel in Cabo. No hot water in the shower. Toilet didn't flush, had to call for service. VERY NOISY - they have a huge construction project underway to triple the number of rooms and add another (small) pool. Noise started at 7 AM and continued thru 7 PM. And the construction will continue for at least another year.

Their pool is so tiny it's a joke. Hardly any view - blocked by their sales office and the new hotel wing. Most rooms are right in front of the pool - no privacy. Very pushy sales presentation, ridiculously high prices.

Don't ask them to buy groceries for you in advance, as it says on their web site -- they demanded over $220 for about $40 worth of stuff. Service at their Sunset Grill on the rooftop was terrible, food marginal. This is supposed to be a 4-star resort? Are you reading this, RCI?

Cabo Villas has a great location! Located on Medano Beach w/ swimable beach areas & water activities to keep you busy. (ie waverunners, parasailing, kiaking & glass bottom boat rides to Lovers Beach/Lands End). Also on Medano Beach is Billigan Island Restaurant/Bar. Resort is just a short walk to the marina & town for shopping, restaurants & night life (Squid Row & Cabo Wabo). Cabo Villas Roof Top Restaurant has good food, especially breakfast! (Never got sick!) Very Helpful Staff!

The rooms are well appointed. The staff is wonderful and 10 of us ate at the roof top dining and did not get sick. Cabos Villa is on Medano Beach, close to all the action and close to downtown.
