Thank you both for your input. I think I'll try an offer direct with the one seller who is not using the realtor and see how it goes. I will be paying cash so that gives me some flexibility. One other question...do you have any advice on what I should check out before commiting? Such as...check w/ resort regarding accrued fees, or have a lawyer check out the documents? I will look into timeshare transfer.com also, but didn't know if I should do my own checking on some things.

If I put out an offer, is it okay to send it to the three ads at once to see who bites? Am I obligated if someone responds and accepts? I am serious about buying, but if a second person accepts before I sign documents and it's a better unit, can I change to the second offer? Not sure what the protocol is. Thank you.
