Re: Reasonable Offer? (by Phil L.):

I will be paying cash so that gives me some flexibility. One other question...do you have any advice on what I should check out before commiting? Such as...check w/ resort regarding accrued fees, or have a lawyer check out the documents? I will look into timeshare transfer.com also, but didn't know if I should do my own checking on some things. If I put out an offer, is it okay to send it to the three ads at once to see who bites? Am I obligated if someone responds and accepts? I am serious about buying, but if a second person accepts before I sign documents and it's a better unit, can I change to the second offer? Not sure what the protocol is. Thank you.
I would only e-mail owners that have the unit and season and size you want! Why change your plan just because some owner has aweek to sell! Remember you will always find a owner wanting to sell!
Buy what you want and at your price or walk away. You are not in the rush that some of these owners are!
Find owners with your week or seasons and send them all same e-mail like I explained in earlier post to you.
The more e-mail address the better, maybe you will have twenty different owners and hear back from five with great deal!
If I was sitting on my unit for over a year and you tell me you are going to buy a condo at my resort because your sister owns there and you want to spend same weeks there with your family I would get excited from your interest!
I would then look and see you are buying and have the cash. I would see you plan on buying a unit in couple weeks and see your price you would be willing to pay.
I would then read that you sent this e-mail to twenty other owners with same unit and week and will take best deal and decide within couple days which unit to buy!
I may not go for it but many will and decide they need to come in with lower price. You may be the first person to show these twenty owners some interest and they will deal!
Be honest that you are e-mailing all you owners and state highest price you will pay and sit back and wait! You might list that you will be buying and excepting best deal within a time span of few days.
Worse thing that could happen would be no one replies back to you on this e-mail but I doubt this will happen!
You might still use rent plan since you want to stay there with your sister anyway. This gives you a chance to really check the resort and talk to them about how things are run.You might also be able in person to get office to give you some imformation on this owner if your buying the unit!
I'm not sure what you mean by if you agree to buy and someone comes along with better unit! If your buying like most then its float time and if your buying fixed week just offer on weeks you would want and size.
I would also state that you are buying and this is your highest price and will look at best deal offered now by these owners.
Once you agree to buy and start paperwork I would say no its not alright to back out for better deal!
Remember by listing your interest in buying to all these people you are saying they have unit your interested in and might buy if price is right!
