One other question...do you have any advice on what I should check out before commiting? Such as...check w/ resort regarding accrued fees ...

Once you have come to an agreement you can perform due diligence by calling the resort to make sure the week you're buying is in the seller's name and that maintenance fees are paid to date.

If you should go with timesharetransfer, the seller will send a copy of their deed and you send a certified check to timesharetransfer that they hold in escrow until the transaction is complete. Timesharetransfer will do the rest including all paperwork and transference of the deed into your name in the county where the timeshare is located and they will send you the new deed.

If I put out an offer, is it okay to send it to the three ads at once to see who bites? Am I obligated if someone responds and accepts?

I see nothing wrong with putting in a contingent (upon several factors) offer on the 3 ads. You can tell the seller that you're also making offers on other ads then perhaps they will lower their price per the competition, however it's possible you will be turned down by one or all.

However, if the ads are on Ebay or Bidshares, then that's a whole different story. Final bids on Ebay and Bidshares are considered binding, ethically speaking, although not legally.
