Can’t you just cancel or dispute the charges with your cc company if it’s not legit?

You can dispute it. It wouldn't hurt. But remember, the credit card company might side with the scammer if the scammer promised what was written in the contract it sent you as opposed to what the scammer might have said on the phone.

A popular ploy by these upfront fee scam companies is to tell you over the phone that they will sell or rent out your unit if you send them money. Then after you send them money, they will send you a contract that says they will merely advertise (not actually sell or rent out) your property. Then they post your unit for sale or rent on some obscure website. Then they can claim that they honored the contract and did what you paid them to do according to the contract. Thus, the cc company will likely side with the scammer.
