Club Land'Or Resort

Can't even give them one star

I have owned property here for approx 18 years---can't get rid of it for anything--even posted it for sale for $1.00 for the past two years--no takers. For the exact same reasons listed above. Maintenance fees that do not correspond with the upkeep of the resort, multiple additional fees for staying at the resort and yearly assessments that reached to $1700.00 this past year and the fact that Land'or charges $950.00 title transfer fee--do you realize it was only $150.00 a few years ago and then jumped straight up to $950.00. Maybe we should have attorneys check into a class action lawsuit against these practices and how they keep you from selling the property except to an individual--this of course is not in the actual deed, but Land'or is doing this to protect the owners--so we aren't "taken by corporations" trying to obtain our precious timeshares. Save your money and do not buy or even visit here--its not worth your time and definitely not worth your money.

I am having the same problems as you. Have you reported them to the Attorney Generals Office as I am in the process of doing that right now.

I have owned at Land'or for 20 years and still have 11 to go. I have been interested in connecting with other angry owners for several years and was excited to find this forum. Are you having any luck with the state or federal goverment. Have you found anyone interested in a lawsuit? I really want to find a way out of this contract.

I have recently contacted an attorney in addition to filing a complaint with the Attorney Generals office. As soon as I have more information I will certainly advise all of you.

received response from NYS Attorney Generals Office and Commonwealth of Virginia. They are both looking into this. My sugggestion would be for everyone with complaints about this company to file the same.

Ditto to all of the above. I would be willing to give it away. Has anyone explored a way to get out of the contract? I just want the fees to stop. We haven't visited in four years.

Well, I guess everyone is in the same boat. Aren't there any attorneys who have one of these that would like to file a class action suit? I know multiple people that have been taken to court, in fact I will be in court on Sept. 23. As many as have been to court, I imagine the judges are about sick of Land'Or also. No one can get financial records, etc. I guess, most are like me and can't afford to do a private attorney. I will file with the Attorney General's office though - didn't think of that.

I am still waiting to see what happens with the NYS Attorney Generals Office. I am hoping we can somehow settle this.

I live in Virginia and will be going to court in Virginia Beach. They used to do most all of these in the Richmond(Henrico County) Court system, but now it seems they've moved to VB system. Had contact with someone who went to court in Henrico County - he said the judges there were fed up with Land'Or cases. You can look at some cases in the courts.

How did you make out in court,

I would be willing to be part of a class action law suit againts Land Or - they just assess you for repairs you never see done.

I too bought based on the "new development" 5-star resort and casino. I too saw an easel with plans and was promised it would be built before I returned the following year. I also was never told of all the additional fees I would have to pay. They STILL insist that that "new building" is going up. It is such a shame that they are doing this to people. The salesperson my husband and I had was so nice and seemed so honest, I can't believe we were scammed like that. Everyone there was nice. I can't understand why they would want to treat people this way.

I just googled Land Or complaints and found this website. I am a guest member here now. I contacted the Attoney General 15 years ago about Land'Or and got no where. But now that we have the power of the internet to coordinate efforts- maybe it will work out better. I will file another complaint. What can I do to get involved or help? By the way-- this makes 3!
