Redweek once again changing listing format to benefit them.

In the past, rentals were listed by Date regardless of whether Verified or non-Verified. Redweek changed the format and listed the non-Verified after the full year of Verified rentals. This was criticized and they went back to listing by date regardless of status. Now , they have changed the format to listing all Verified rentals for the entire month before listing the non-verified. This seems to be an attempt to make money. An attempt to make more people pay their fee and puts other renters at a disadvantage. Rentals should be listed by date regardless of status. This gives the renter the opportunity to see all rentals for a specific date and not go through a full month of Verified postings to then see the non-Verified. Please go back to the original format of listing by date--not separating Verified and non-Verified.

Knowing the RedWeek split listing system, we decided to do the Verified listing service to have our rental listed within the first group. We entered our listing information, made the payment, and provided the ownership information over three weeks ago. RedWeek said it would take about 10 business to verify our ownership with the resort and post the listing. After 10 business days and no listing, we started sending emails to RedWeek asking for an update. After 5 such requests for an update, we have not received a reply. And now at 17 business days, the listing is still not posted.

UPDATE.....Well, at business day 18, RedWeek finally placed our posting. So, all is OK now? NO. RedWeek posted our listing as a 1-bedroom, listing was to be for the full villa, 2-bedroom.

It's MUCH worse than just the placement of our listings now! Have you looked at the fees they are adding to your posted unit? It's a MUCH BIGGER money grab now than you may think! We no longer have a choice to rent out our timeshare ourselves on Redweek! I have used Redweek for well over 25 years and just pulled two of my new ads. They are now adding over 10% to our rental fee for them to pocket. They already charge a membership, a listing fee, and a verification fee (all of which I was fine with) but NOW they are making my units even higher priced! I can barely get my maintenance fee on a couple of our Marriott's the way it is - and now an extra 10%!!! Any suggestions on other places to use to rent that you have been happy with? Looking for owners to share ideas, as Redweek is NOT what it used to be!! This is just tooooo much! I received a call from Redweek when I emailed them and they told me that this is what ALL owners and renters want! NOT our experience! AND why will they no longer give us a choice to rent them out with our own contract???? AND they even admitted that they are "a FOR PROFIT" company and they need to make money - they obviously figured out a way to may A LOT more money. As I said, we have been renting to and from for over 25 years! You just need to vet on your own, and if you don't want to do so then you can have Redweek do it all, BUT WE SHOULD HAVE A CHOICE!

I'm a renter. I can't contact owners anymore to talk about a discount as well. Redweek is hiding any owner's contact information.

Apparently all fixed week rentals are no being required to be verified with payment through RedWeek as well which eliminates the Custom Cancellation option for listers.. I use a Custom Rental contract and Custom Cancellation on my rentals as I don't agree with some of the parameters of the RedWeek options IE I think strict is too strict but 50% doesn't fit either..

So the issue comes in in that when you have a current listing and go to edit it you no longer can set is as a fixed listing week without going into the Verified situation and them wanting to charge an extra $10.00 to the listing along with payment acceptance.

I tend to use both Fixed week and Open Time Element listings as I have so much availability in my portfolio that I make some fixed listings and then have some for people who want something special like additional days or multiple weeks.

Im starting to get frustrated with listing.. as well the automated email system doesn't send me request notifications any longer so I have to be more active in checking my messages. Trying to see if there are any other better ways to list what I have.

I don’t like their system because I don’t want to wait until the rental date to get paid. They are making money off of our deal. You know they require payment up front so they are making money off of the float. I’ve recommended Redweek for years for people who want to rent a timeshare but I’m over that.

Has anyone found a better option.? VRBO, for example.?? I have had some experience with Craigslist in the past, but it was mixed in terms of quality of renters and nonsense haggling as well as asking for shortened stays at a reduced rate and then staying for more days than they paid for when I had a fixed week reservation that I could not practically split and rent the end days.

I used Redweek for the past 23 years. They became greedy, focusing on profit making only. I quit them few months ago. I am trying to explore other options to rent out my timeshare to off set my $7500 annual maintenance fees. I am not going to give in to the greedy business who puts the customer service at the bottom of their priority list.

Have you looked into TUG2.net? I hope more people will look into it, and not need to deal with Redweek any longer. Or someone should start another website to help out timeshare owners like us.

I just put in for a 3 bedroom for Jun and owner has not responded. I wish there was a better way to do this.

I looked into Fb marketplace, but it is not set up for vacation rentals. It is set up for residential, etc. In order to use FB, you need to set up a business page. I don't have all the details yet, but am looking into it. I also have used RW for many years, but my rentals now are priced out of the market by the fees charged by RW. I thought the fees were supposed to offer insurance for the renter, but now I see they are trying also to sell renters insurance. I don't expect RW to survive their own changes and high charges. I understand our RW was sold and the new owner has made changes, but I don't see any expansion of the rental base to justify the charges in place and with reaching fewer renters, RW won't see the profits they are looking for if that is indeed their agenda.

I have rented on Redweek for many years. Redweek fees and parking fees are too high. We will look elsewhere to rent and I will NOT recommend Redweek in the future.

VRBO and AirBNB have better platforms and great reach. The fees are less than Redweeks when it applies to renting. Lots of owners are using them now since Redweek is squeezing out more profits with less service. Furthermore, the customer service isn't good at Redweek. Try making an offer to purchase a Full Service Listing. Takes weeks to get answers on acceptance and longer for a contract. They act like their too busy helping others but they are really way behind. Seems that Redweek may shoot themselves in foot here. I'd prefer that Redweek fix things and grow the business but will shall see!

Had ad placed on red week after using it for years. GuessI didn’t pay attention to new rules. Ugh! Just got email that they found a renter but will charge me $99 for renting. I guess renters cannot email me directly anymore? What a sad state! What do I do now as I must reply by tomorrow if I want to rent the unit. I guess that is my only choice at this point! Any suggestions and yes I have placed the ad on tug with no inquires whatsoever. Thanks

I have found Koala to be a decent company to work with altho their commission is a flat 8%. My biggest complaint now with Redweek is their new plan on shutting off inquiries at 10 days before the check-in date. That sucks and for one thing, costs Redweek money by eliminating that chance to earn their $99 blood money. This last April, I had 14 weeks to rent and rented out 8 of them during the last EIGHT days before check-in. Clearly that's part of the reason that out of 14 weeks I rented out in April, 13 rentals came from AirBnB and Koala and even two from Booking.com. Only one rental came from Redweek and that was before they started changing the rules. Fortunately, I was able to communicate with the renter at that time before the rules changed and if I could not have, she would not have rented from me. I also list with TUG 2 net but have not had any rentals come through them yet. Tug has the least amount of problems to deal with and there is no charge to list with them even when you rent something. Redweek's new rule contributed to costing me at least $1,600 this year as I could not rent my Desert Springs Villas units for the July 4th week, which last year (2024) got rented out during the last week before July 4th. I just found out 30 minutes ago about the new Redweek policy cutting off the listing 10 days before check-in and since my check-in was July 3rd, I now know a big reason why it didn't get rented out. Last year, both of my July 4th listings got rented out the last week before check-in. Thanks a lot, Redweek.

Redweek's policy of deleting our ads 10 days before check-in is just about the most ignorant business decision I have heard of in my life. Just for starters, since a great deal of rentals in the hospitality business are made at the last minute, Redweek loses that chance to earn the $99 charge they hit us with when our units get rented. Redweek is cutting off 10 days of potential profit not just for us T/S renters but for themselves, as well. That is insanity. At least 30% - 40% of my April rentals get made in the last 10 days to one week before check-in and my July 4th rentals always get rented in the last minute. My units did not get rented this past July 4th and the Resort was 91.5% filled yet my two units got rented last year in the last week before July 4th. This year, like last year, I had the only July 4th rental ad on Redweek. I was unaware that my ad had disappeared 10 days before July 3rd, the check-in date.

I have rented on Redweek for years. With these changes is there a better site or options to find direct owner connections instead of giving all the fees to Redweek?
