    We love the Royal Dunes Resort. Beautifully appointed, and kept current over the years. Except for the reasonable price, you would think you were staying at a Marriott Timeshare Resort. A five minute - 2 1/2 block walk through the pine trees to the Atlantic Ocean, makes the location of this unit ideal. In fact, we own two units.

    Our units also trade very well with listings in both II and RCI exchange companies. For several years we exchanged one or both units into Oahu, HI at the Marriott Ko Olina.

    I have been an owner for 5 years. Beautiful, fully equipped 3 bedroom condo recently renovated. Great size kitchen, family room and washer/dryer. Very clean. One of the best rental spots on HHI. Plenty of activities abs great restaurants.

    My family has enjoyed this condo for close to 20 years. The location is quiet with a short walk to an amazing beach area close to Folly Field Beach, and if you don't want to walk with your beach accessories...no worries as the amazing staff at Royal Dunes will be happy to escort you in their golf cart! The rooms and their amenities will make for an awesome stay both indoors and out. Each room is equipped with 3 bedrooms and 3 bathrooms (two rooms have on-suites). The furniture is comfortable, and the kitchen has all of the dishes and cookware needed to clean and cook your fresh catch (we recommend picking it up from Barnacle Bill's). The resort has a pair of pools that are great for play and lounging, the larger pool location also has a children's pool, a spa/hot tub and a cedar sauna! Plenty of restaurants and activities to fill out your week, and the knowledgeable staff at Royal Dunes will happily help guide you down the right path to ensure your stay is great!

    This is a truly lovely resort that deserves more recognition for how terrific it is. As of 2011, the villas are completely renovated in quality that could be considered "Marriott" standards - granite countertops, stainless appliances, plush earthtones. A large private balcony, three bedrooms, and a large, usable kitchen with full sized washer and dryer complete this picture. The ONLY negative might be that it is not jam-packed with activities and there is a walk to the beach. As of 2011 when we stayed, there was a shuttle available to take people to the beach. With a full load of things (including a 2 year old) from the pool area, it look us less than ten minutes - and we walk slowly!

    The resort itself is just lovely. The pool is warm, the grills are Webers, and the landscaping is clean. The elevators and covered parking are plusses as well. But this timeshare shines in the units. With two master suites and a room with two twin beds, this unit is made for families and guests. The pull out couch is comfortable and everything is new. Flat screen televisions and three bathrooms make entertaining a breeze. Everything was in good working repair and aesthetically pleasing. This is where you want to go on vacation - somewhere that is functional and LOOKS nice. The resort staff are friendly and helpful when you need suggestions.

    It's rare to find a true gem that lives up to the hype that isn't a branded property, but this is one of them. The staff and workers genuinely care about the resort and keeping it up to standards indicative of its neighbors. But the maintenance fees are at least $200 per year LESS, and you are getting three bedrooms instead of two, three bathrooms instead of two, and SO much square footage. You will enjoy your stay here.

    We love Hilton Head, and over the past 5 years, we have traded in to Marriott's Grand Ocean once, Monarch once, and Surf Watch twice. Last November, we decided to buy a week in Hilton Head, but didn't want to pay the costs associated with a Marriott. The reviews on every site I read were always extremely positive about Royal Dunes, so last November we decided to buy a week listed on Red Week sight unseen.

    We just got back from our first time staying there on September 5th, and were thrilled with the resort. My biggest concern before going was how long the walk would be to the beach. It's not long. I timed it walking with a beach chair and small cooler, and it was almost exactly 5 minutes from the condo building till my toes hit the sand. Our walk from our building by the main pool at Surf Watch last year took at least that long. The beach is wide, and not crowded, since the beach access parking is only for locals that purchase permits. They have also just purchased a golf cart for shuttle service from the resort to the beach. The walk is so short though, we never used it.

    The condo itself is outstanding, very clean and roomy with 3 bedrooms (2 master bedrooms and 1 with twin beds) and 3 bathrooms, and 4 TVs. My 2 adult children were thrilled that they didn't have to share a room! Also a very roomy porch. It is situated in an area of Port Royal that is extremely private and quiet. Another big plus was the underground parking we had for both our cars. It was really nice to not get into a hot car when we went out. The only possible negative might be if you are looking for lots of activities. This is a smaller resort, and the activities are minimal. (There may be more activities during the summer busy season, I dont know.) The people are very nice though.

    I would say Royal Dunes compares favorably with the Marriotts we have stayed at, and recommend it highly.

    I loved this place. Impeccible interiors (on par with a Marriott) with excellently maintianed grounds and a very friendly and accomodating staff. Two pools, BBQ grills and covered picnic area, and daily activities provided. Surrounded by golf courses and Island Beach Park (just accross the street) with a playground, beach access boardwalk, and restroom/changing facilities. For a small charge you can add Westin guest previlidges which gives you access to the next door Westin Hotel and it's health club/fitness center, 3 pools and activiites. Combining all this provided the equivelent of a 3 bedroom villa at a beachfront 5 star resort in the tranquility of the more subdued Port Royal Plantation. Not quite wonderland, but certainly a top timeshare location on Hilton Head. I will be back!

    we recently visited the resort on sept. 17-20 2004. the unit is spacious, clean, and nicely furnished. we like the fact that the beach is in walking distance. we also liked the fact that the resort has more of a residential feel as opposed to a hotel feel. we are not looking for organized activities or children's programs - so royal dunes suits our needs quite nicely. we purchased resale for gold floating week for $7,000.

    I recently rented my unit in April 2003. My tenants gave the unit high praise, very clean and spacious. They were impressed with the pools on the grounds and felt the resort was conveniently located. It is just two blocks from the beach. They would rent again.

    it is very close but not directly on a very wide beach

    tennis at port royal is within 125 yards

    contrary to the discription elsewhere on this site, there is NO restaurant or grocery store on site and no need for a laundry room as ALL units have a full laundry in them
