We were just there in #A303 right on the ocean....third floor... unit was older but great all around so we really loved the place...near all the activity on the eastern shore where there are more restaurants, movies and shops...

DUKE'S is about ten minutes away....Shokothai is across the street...Lydgate State beach is five minutes with restrooms, showers and great safe snorkeling, even for the tinest ones...

Bluegreen just took over so things are changing for the better with "Gold Crown" as their goal...should be given the $730 MF's we pay...

We also own at the Cliffs and this is a great second choice for another type of experience on Kauai...beach front rather than high above it and a little less aloof...

We spent week 25 here with an II exchange. The resort is conveniently located in Kapaa which allows access to both the north and south parts of Kauai. The frustrating thing about our stay was that several months before we went we contacted Pacific Fantasy about requesting a beach-side unit. We were told that we had to contact the Pona Kai desk to do that. Pona Kai then told us to call back about a week before our stay. When we did they said they didn't assign units and that Pacific Fantasy did. So the buck was passed and we wound up with a street-side unit!

After we checked in we noticed Pona Kai is managed by several different companies and when I asked how it all worked no one there knew. Another thing that bothered me is that although I am a Bluegreen Resort owner and Pona Kai is supposedly associated with them now, no one there ever heard of Bluegreen!

We did enjoy our stay. Since so many different companies manage the units, amenities vary widely. Ours had no laundry facilities and air conditioning was provided by individual units in the living room and master bedroom. The second bedroom had no air conditioning. However there was excessive noise from the street and from our neighbors above us. Also, Kauai should change its name from the Garden Island to the Chicken Island. There are wild chickens everywhere on the island and they crow not only at daybreak but all hours of the day and night.
