Kauai Beach Villas offers one- and two-bedroom timeshare accommodations featuring a full kitchen complete with a range, oven, refrigerator, dishwasher, cookware, plates and utensils, queen sleeper sofa in the living area, private lanai, and washer/dryer. One-bedroom villas sleep four and offer a king bed in the master bedroom. Two-bedroom villas sleep six and offer a king bed in the master bedroom, and a queen or two twin beds in the guest bedroom.

Kauai Beach Villas offer incredible activities like tennis on one of four courts, a refreshing swimming pool, and relaxing jet spa. Just a few footsteps from your villa and you are on the beach. A keen eye may land upon a rare Ni'ihau shell on Nukoli'i Beach, one of the few places they can be found. Enjoy a beautiful Kauai sunrise breakfast at the beach, or pack a picnic lunch to enjoy while relaxing on the balmy shore.

This resort is located minutes from Lihue Airport, and between Wailua and Kapa'a on Kauai's east shore. Close by are a variety of Hawaiian activities such as the Wailua Golf Course, kayaking the Wailua River, and taking the riverboat to the Fern Grotto. Explore Kauai's south shore and visit Poipu Beach, Spouting Horn, Hanapepe, Waimea, and Kekaha.

This resort has never let us down. We've own this timeshare since 1997. Our stays has always been very pleasing. We always get back relaxed and refreshed from our vacation and stay here in the Kauai Beach Villas. The people are all so nice and friendly. The units we've stayed in are clean and quiet. So far, we could not think of a reason why anybody would not want to stay here instead of a hotel. Very close to the beach. We can hear the waves during day and night. The location is close to everything. The airport is close by but we do not hear one sign of a plane passing by. I think the island took care of that by re-routing all commercial planes directly to the ocean so as to keep the island as quiet and serene as possible. Kauai is the best island in Hawaii that we have visited.

Absolutely loved it!!! Our unit overlooked the lush grounds and condo pool, the kids LOVED all the swans & geese - they fed them every morning-what great photos I have & memories. The unit exceeded our expectations, very up to date with wonderful atmosphere! At night, the kids played with other children on the grounds & chased toads all around - too much fun. We liked the fact that we had the best of both worlds, the condo pool which was not as fancy & very low key, then the Radisson pool which was more resort-like. I've received a letter from Pahio stating that we will be able to use the pool at the Radisson until the new pool at the villas are complete, it was written in our January 2008 newsletter. The location is wonderful too, pretty much smack dab in the middle of the island, which makes excursion and exploring much more convenient! We purchased this unit sight unseen and are so glad we did! The staff were also incredible! Our TV stopped working and within an hour or so, we had a brand new TV setup & everything, we also requested a DVD player since we brought along some movies for the kids - not a problem for Pahio! The service was A+++!

We own two 1 bedroom units here and used them for the first time in summer of 2007 - soon after Wyndham Resorts took over the operation of Pahio. The AC unit did not work when we arrived and it was replaced with-in an hour. Our ground floor C unit allowed us to walk directly to the BBQ's and pool. The pool is not the best, but it is nice. We preferred the pool at Bali Hi (which as an owner or guest all Pahio pools can be used). Prior remarks indicate use of the Raddisson which is no longer the case and it is no longer a Raddisson.

We stayed here Nov 2007 in a 2 bedroom unit on the first floor of the "B" building. The inside of the unit was great. It looked like it has been recently remodeled. Well stocked kitchen, large SONY flat screen TV in the living room, comfortable king size bed in the master bedroom, and lots of space. Good thing about the "B" building is that you are near the pool, tennis courts, office, and fast access to the highway. I have two complaints, however. First, our view was the back of the pool house. Second, no trade winds get back to the 1st floor of "B" building causing the living room and dining room to be HOT as there is no air conditioning except in the bedrooms. We solved the problem by cranking up the A/C in both bedrooms and keeping all the curtains shut. Since we didn't have much of a view it didn't matter that the curtains were shut. We didn't come to Kauai to stay in the unit all day anyway. We were out every day exploring and it was nice to come back to this unit when it was cooled off. This is a great central location if you want to visit the whole island. The hotel next door is now a Hilton. While you can't use their pool anymore, it is an easy walk for a good restaurant. If you go here and want a view and some trade winds, stay away from buildings A, B, and C.

We have stayed at this resort twice, and both were great! The view, proximity to shopping, and resort staff are all excellent. The timeshare presentation was non-pressure, and well worth the benefits offered.

Our next trip in March is for one week here and one week at the Shearwater in Princeville.

This resort is wonderful! It is centrally located on the island and beachfront. And you can walk this part of the beach for miles! It is halfway between Princeville and Poipu, which is convenient when you want to visit either end of the island. It is also near some wonderful golf courses. The restaurants in Kapaa are excellent! The condo units are spacious with patios, and there is a beautiful lagoon with geese central to the property. Pahio takes care of the environmental aspects of their units, which is important while trying to relax. Definitely recommend it!

We returned to KBV in September, 2005 for two weeks. We love this resort and its beach. We stayed in H10, a second floor 2 Bdrm for a week and a 1 bdrm unit, second floor in building F, the second week. Building H squarely faces the ocean and thus is one of our favorite buildings. F fronts the ocean at an angle and still is considered oceanfront and is also a great location. Both had great views and allowed us to hear the ocean at all times (which is important to us though I know not to everyone). The buildings closest to the ocean are G, H, and F. None of the other buildings in KBV offer an oceanview...just lagoon or garden. A few units in F do not face the ocean but are the closest to it after G or H so are still handiest for beach walking. For those with kids, other units are maybe closer to other amenities... We are fond of this place and love the location which is very convenient to the airport, to Lihue and Wailua and Kapaa. We always rent a car so can always find the sun and places to snorkel regardless of the little microclimates (it can be sunny in Poipu and rainy in Lihue and stormy on the north coast etc.

The units are ample and have nearly anything you would need. We normally stock up at the big shopping center (Safeway etc) in Kapaa and rarely have a meal at the adjoining hotel.The units have some wear so inspect upon arrival and report anything that needs repair right away and it is usually taken care of within the same day. We found that the sliding door to the deck was stuck and the ceiling fan wobbled. Aside from such minor things, everything was fine.

Only drawbacks have to do with the adjoining hotel and facilities, often quoted as functioning as amenities for KBV.

The hotel staff despite insisting that only hotel guests (NOT Kauai Beach Villas owners or guests)not use their hottub or pool or weight room. Several photos on Redweek are of the forbidden hotel facilities and hopefully will be removed. KBV plans to build more amenities for their guests and owners recently rescheduled for 2008. KBV has only one small pool now.

We stayed at Kauai Beach Villas Jan 01-08/05 with our family of 7. (parents. grandparents and 3 kids). We rented a huge condo unit with 2bed/2baths from the owner. It was absolutely awesome and very clean. We were very happy with all the amenities which included A/C, full kitchen with D/W, washer/dryer in the unit, 1 king with TV, 2 doubles and TV and 1 queen hideaway in living room with TV, DVD and stereo. Housekeeping came the 4th day to replace towels other than that there is no housekeeping. We could have used the Radisson's pools and hot tub but found that ours was good enough and was just beside our complex. Besides at the time we were there, our hot tub was hotter than theirs. The ocean is only a 3 min. walk away but there is no swimming due to rocks and coral. We went to Lydgate park, a 10 min drive.

We found the staff courteous and helpful. Please be aware of the timeshare pressure. I just told them no once and they didn't bother us again. That would be the only negative comment about Beach Villas.

Was there Feb.04. Entering the road off the main road, made you feel like you entering into a beautiful forest. The grounds are beautiful. We had 2 units, one for ourselves and one for our daughter and son-in-law and both of them were beautifully decorated, spacious and the kitchen was filled with all kinds of kitchen items!

Got a nice discount after going through the presentation which wasn't too bad.

The Radisson was beautiful. Used some of their amenities. Everyone very helpful.

Would definitely stay there again.

Resort staff was helpful and friendly overall.

The resort and the rooms were clean and in good repair. The rooms were very spacious with nice furnishings. There was a washer and dryer in unit as well as ALL kitchen amenities.

Resort has pool, but guests are also free to use ALL of the adjoining Radisson hotel's amenities at any time.

Great location on the island. Much to do and see. The resort is set back from the road, which makes itt very private.

Resort does not have a lot of activities going on, but the Radisson has a great luau and there is plenty to do on the island.

The restaurant on location is at the Radisson and is quite expensive, but there are plenty of less expensive places less than 4 miles away.

We were offered great discounts on tours, etc. for attending timeshare presentation. Salesperson was very low pressure and we did not feel stressed as we have in attending these in the past.

We would reccommend this resort and definately stay there again.

Wow! What a great place. Stayed here for a week in Aug, 2002 and had the greatest time. lots of activities for adults and kids and most of them are free(like scuba diving, kayaking, and lei making). We had a fantastic oceanview 2 bed/2bath condo which was in great condition. Use of the Radisson pools and facilities. Loved this place and the location is the best. Halfway to each end of the island.

This is a well appointed and conveniently located resort on the grounds of the Radisson Kauai Beach Hotel. The resort is on the beach and has a large lagoon plus fresh water swimming pool. Native dance exhibits entertain you each evening.
