Located in the hilltop setting of Waikoloa Village, Paniolo Greens is a great family vacation destination. This quiet resort offers spacious accommodations decorated in a Hawaiian "Paniolo" (Hawaiian cowboy) theme, fabulous on-site amenities, panoramic vistas, and rolling ranch lands.
Paniolo Greens offers two-story, two-bedroom timeshare accommodations. Each unit features a king bed in the master bedroom, a queen bed in the second bedroom, a sleeper sofa in the living area, and TVs in every room. Enjoy a morning cup of coffee on your large private lanai, while your significant other makes a delicious breakfast in the fully equipped kitchen. Units are also equipped with a washer/dryer.

We just returned from Paniolo yesterday. I would highly recommend it, especially for families. There is no restaurant, drinking, bar, etc., and it is definitely family-oriented. No gangs of adolescents hogging the spa at night! The condo was EXTREMELY spacious and immaculate, with very soft and clean towels which were replaced as often as we asked, and definitely mid- week if you don't ask. The kitchen was the most well-equipped I have seen yet. We had a ground floor unit which had its drawbacks, such as feeling like you couldn't leave the sliders open at night, walk around in your jammies, and DEFINITELY was noisy since the large family upstairs had to move furniture every am and pm to arrange for sleeping. The ground floor units are good if you don't want to do stairs, because they are all on one level. The upstairs units have the kitchen and living room on the second level and the bedrooms upstairs. I would defintely ask for a second/third floor unit next time.
We were astounded at the friendliness and responsiveness of the staff! They were great! I had read some less than great reviews online and was concerned, but there was NO NEED to worry at all. We would definitely go back. The location was good too, because it was not humid at all. We went in July and we definitely needed the A/C for $5.00 a day. It was well worth it. We would have been very hot and humid without it in July. We often turned it off and used the ceiling fans, but at times, needed it. Thirty miles away in Kona, on the coast, the heat and humidity were UNBEARABLE, but we were very comfortable as Waikoloa sits high up and is windy and dry. At a different time of the year, I probably would not have added the A/C.
Our favorite beach was "69's". In contrast to Hapuna beach ( which is a lovely, sunny, classically beautiful beach), 69's had plenty of shade, and in July we needed it. We couldn't even walk on the sand at Hapuna without shoes. 69's is not well-marked, it is named after the electric pole number closest to it, but you just follow the same road past the parking lot to Hapuna Beach and it is the next parking lot. I snorkeled there and it was FANTASTIC, so many fish and you don't need to go out very far AT ALL!! Very close to the beach, there are zillions of fish. It is a great snorkel beach for kids, and inexperienced swimmers. A bit farther out, I snorkeled with a turtle, and that is the highlight of all my snorkeling adventures to date.
This resort is not the Westin or the ultimate in luxury, but it is affordable, clean, well-equipped and well-located. I would definltely recommend it wholeheartedly. I had one complaint and that is that you have to go to the pool area or front office to get online. The rooms did have internet access, but it was dial-up.

Just returned from 2 weeks at Paniolo Greens and had a great time. The resort is remote and will require a car to do any sight seeing!! Our room looked out onto the 2nd green of Waikoloa Highlands course a Robert Trent Jones course. Keep in mind, Waikoloa means "windy city" and it is all that and a bag of chips. Good news is that you do not need to spend the $5 per day fee to have air conditioning as by the time you come back to your resort for the eve the trades are cooling it off nicely. The bad news is that it is always playing golf in a 4 club wind and for my money not worth the $100 ( $60 for exchangers plus $40 club rental ). Unit was well maintained and spacious and the staff is the best I have ever dealt with bar none. Including the maintanence man Jon who took time out to open a coconut we had collected the day b4 on one of our excursions! If you are looking for snorkeling or nice beaches you have come to the best part of the island! Wailea beach is the best for both. We saw a manta ray ( easily 7 ft wing span ) stingrays and many beautiful fish. A-Bay is overrated but nice. Hapuna beach is very nice for swimming! For you ppl that want activities at a discount, sit through the SVC activities breifing they have Sat, Sun or Mon morn then go into Kailua and see Paulette and get cash for sitting through a timeshare which also gives you the Daimond card and many discounts. The best deal was Boss Frog who are with Wyndham. Maile gave each couple $150 cash to view a timeshare. Very non-threatening in both presentations unlike Florida! You must take a helicopter to see the lava. Only way now to see it as it stopped flowing to the sea June 07. Awesome!

We have stayed at timeshares on Kauai, Oahu, Maui and others on the Big Island and always return to Paniolo (5 times!). It is up the mountain only a short ways, but it MUCH cooler and less humid than staying anywhere right on the coast. The units have a beautiful panoramic view of the Kohala Coast.
Yes, you have to drive to the beach. But we have been to almost all the beaches and of the 3 best, 2 are State beaches (Hapuna and Kua) and one is the Mauna Kea which is almost always full. You would have to drive to get to these anyway. The beach by the Hilton and Marriott is beautiful and great for sunsets, but not great for swimming or snorkeling.
Paniolo Greens is in a great location. It's about 10 - 15 minutes from the best beaches and shopping at the King's Shops, and about a 1/2 hour from Waimea, Kawaihae (great galleries, restaurants - and where the superferry will dock), and Kona.
My husband has golfed most of the major, famous courses but really enjoys the Robert Trent Jones course right at the timeshare.

My boys and I stayed here in the spring of 2005. The best beaches were only a short drive away. The condo was clean and more than enough room. The beds were very comfortable. The staff was more than friendly and very helpful. Being centrally located, it was convienient to helicopter tours, Kona, Hilo, the beach, the Hilton resort and grocery shopping. I wouldn't hesitate to return!

We went in July 2006. The 2 bdrm "townhouse" was spacious and comfortable for the 5 of us. TV's in the bdrms and LR. No DVD player. The grounds were lovely, looking out at the Kohola Mtns and a distant ocean view. Staff was very friendly and accomodating. Internet computer for use in lobby. Kids enjoyed the tennis court and pool/spa. We checked out a cooler and tennis equipment at the office. The furnishings were very nice and parking was convient.
The only drawback was it is so far to the beach, Waikoloa is 6 miles down the road. We drove there alot to go to the food court at Kings Row Mall. Marriot has a nice beach. The Hilton property is out of this world beautiful. We ended up staying at the Hilton a couple of nights just to enjoy the beachfront location and dolphin pool.

Beautiful resort, great location, not far from anywhere you want to be.
The ground floor 2 bedroom units are great. Our lanai opened right to a beautiful view of the golf course and the mountains. You have a lanai off each bedroom and the living room. We fed the turkey and NaNa every day. The condo is furnished in the Paniolo(Hawaiian cowboy) style which is very nice. They are very spacious, well equiped, has lots of closet space, bathrooms are very large. The condo was spotlessly clean and very well taken care of.
We had purchased our timeshare at Paniolo Greens last November without seeing it first. We are more than happy with our purchase. This is one of the best resorts we have every stayed at. I couldn't imagine a nicer resort for my home resort.
Kona coffee on our lanai in the morning, can't get any better than that!
I highly recommend Paniolo Greens to anyone.

We stayed here in January 2006 and found that even though a few miles from the beach that this was a great location. Grocery closeby was handy and saved driving into Kona for a few things.
The unit was clean and in good shape. I wouldn't lay my condo out this way but for a couple weeks it is just fine.
I would recommend this location.

We stayed in July of 2005. This has to be on of the Best resorts we visited. The rooms were bright and spacious, the view was fabulous. The kitchen was large and well equipped, and we dined on our own private balcony several nights. The only thing we would have liked that the unit didn't have was a jaccuzi tub in the master bathroom.
The staff was very accomodating and were very helpful in planning several side trips. We plan to purchase here and return in the future.
While not on the beach, it was still convenient to all the sights and attractions.

Absolutely beautiful resort and views. The golf is fabulous and rates for owners are minimal. The units are spacious and the resort employees are more than accomodating! Fabulous vacation!

Our family of 5 stayed here in August of 2004. We were very pleased with our overall stay at the resort. The unit was quite spacious and modern. We enjoyed the 4 televisions and the little den. Kitchen was a little small. Three full bathrooms were a luxury.
Even though we were 6 miles from the water, we had a wonderful view of the ocean from our balcony. The shopping center, within walking distance, had a large grocery store, several restaurants and some shops. The resort pool was clean and uncrowded. Too hot to play tennis.
Make sure to attend the Activities meeting early in your stay so you can sign up for the many exciting adventures they offer at a great discount! We liked Hapuna beach the best! The northern part of the island has some very beautiful scenery, but make sure to see the entire island. We took a bus trip that made stops at all the attractions. It was a very relaxing way to see the beautiful island. Our guide was very knowledgeable about the island and offered many tidbits of information that you wouldn't otherwise know about.
I highly recommend Paniolo Greens.

Our second floor unit was very large, and featured two bedrooms and two bathrooms. All equipment was new, and the condo was spotlessly clean. We were located at the end of a building, so we had many windows all along one side of the condo, providing cheerful light. The grounds were lovely, parking lots were close to the units, and a full service market was less than one half mile away.
The only drawback was an enormous tree that completely blocked what would have been a gorgeous view of the golf course and the Kohola Mountains to the north of our lanai. I recommended, to the management, that the tree be pruned to remove dead branches, and a few others, to enhance the vista.
There was a small lanai next to the entrance of the unit, were we sat and enjoyed spectacular sunsets, with no giant trees to mar the view. The main lanai furniture was the most comfortable and plush we have seen.
The ocean is a fast 10-minute drive down a gentle slope. Some of the best white sand beaches on the Kohala Coast are very close by.
We'll return to Paniolo Greens.

one of the most comfortably laid out units we have stayed. All 2-bedroom units, and the ones starting on the 2nd floor have living- dining room, kitchen along with a den having TV and a separate bath on the 2nd floor and two bedrooms, each having a bath on the 3rd floor. A car is a necessity as this resort is 30-35 minutes from most locations. It is highly recommended.

This resort is not near the beach at all. Be prepared to drive if you want to spend anytime on the beach.

These units are exceptionally well maintained and serviced. Where on the islands can you play golf at such a course (R.T. Jones, Jr. designed) for as little as $30 a round with cart No going to the laundromat as the washer and dryer are in your room. The units were originally apartments so are more roomy and better equipped than the average time share. Lots of closets, etc. A full market is within sight. Many touristy things can be arranged by the on site help. Several meetings are held early in the week for tips on how best to enjoy your stay. No "vog" here as the trade winds keep the air fresh.

Nice units with big bedrooms and nice living area and kitchen. Staff was very helpful and took care of our needs. This resort is in the middle of the lava flows and we had fun finding white rocks and spelling words in the lava. It was a short drive to the Hilton at Waikoloa where there are many great shops and restaurants. I recommend Roy's for a great meal and definitly order the desert. Golf course is challenging in the wind, got a great discount as well as a free cart as a visitor at the resort. Hold onto your hats, it's a little windy here!
