It could just be a sign of the times (aka for two years rentals have been poor), but I also have not have the sucess on this site as I hoped. I also have had poor results on other sites as well though.

I rent from and rent to people. In that regard, since guests are bargain hunting your best course of action is to set a lower price.

Your idea to secure more in-demand resorts and dates is good. I have focused on Williamsburg and Maui Kaanapali. I have attempted to market areas such as Sedona, Newport Beach CA, and a large number of other locations in and outside the USA. It always comes down to securing the best resorts in the area for the highest in demand dates and offering the lowest prices.

This week for example, people are calling me for Maui units at Westin and Marriott. They don't want to pay more than $1,000 for a 1BR Ocean Front unit. Given that there are not many of these units relative to the other units in the resorts and this amount is below maintenance, you have a challenge ahead of you until the economy improves. The market is not as bad as my example suggests, but someone did just rent a 2BR Ocean Front unit at Westin Kaanapali North for $2,700 over Thanksgiving. That owner let their unit go pretty much for their maintenance, which should be unheard of for any OF Westin unit.
