Re: Cancelling within 10 days (by C D.):

Hi Lance, It has been 2 weeks since I sent my cancellation letter, but still I haven’t heard anything. In my purchase agreement it said “the refund shall be made within 20days after they receive the letter”. My question: if I won’t receive my refund in 20days as said, what should I do? Should I contact them? Or should I dispute the amount with my credit card? Thank you so much for any advice. I appreciate your time answering my question.

How long does it takes for you to receive the letter of confirmation that your purchase is cancelled?

I have sent my letter to rescind for a week now, but haven’t heard from anyone

They are not obligated to send you any confirmation that your purchase has been rescinded. Some resorts will do so as a courtesy but they are not required to do so.

Watch you credit card activity to see if you have been credited. Also keep in mind that they have up to 45 days to issue you your refund or credit you on your credit card. As long as you have followed the rescission instructions carefully and sent in your rescission letter within the allotted time, the developer is required to refund you.

One word of caution. You (understandably) sound anxious about this. However, do not go calling the resort asking about the progress of your refund. The people there might try to hound you about not rescinding.
