SO IF i HAVE 4,100 POINTS mARRIOTT WOULD BUY ME OUT FOR $5.00 PER POINT OR $20,500. Should I be dreaming? All you points guys confuse me. I just know that my 2,050 points cost me $1,437. per week use.

And I just know that mine cost me $530 for a week in Orlando in summer, or, $854 for Hawaii, or $466 for Utah. Which is not really bad. This is maint fee, II, everything except purchase price which will take a few years to get back. Near as I can tell, Branson and the mountains are the cheapest weeks in the program.

Marriott would almost certainly buy you out if you tried to sell your points. You'd have to find a buyer, and, go through the process. If priced below $5, it's highly likely. So, your buyer would lose out, but you wouldn't care, you get to sell. I have talked to half a dozen people who have gone through the process.

Are Marriott maintenance fees as low as $854. In Hawaii incl that Interval International book . Etc, etc? So I like my Aruba timeshares but next week I will ask a Marriott representative directly in Aruba what they would pay for an Ocean Club timeshare?

HOW to get around ROFR....

Buy something that Marriott doesn't want to buyback, or pay enough for it that it is not feasible for them to buy it back.. Their ROFR is an ever wandering thing as there are times that they will let things go and there are times that they will buy them based on their Inventory and desires at the time.. They actually probably have a fairly sophisticated algorithm to determine what is done and when based on what comes though.. You would probably be hard pressed to get a cheap Hawaii week through them as they would probably want that for their trust inventory.. but getting a cheap week somewhere else might be possible.. Getting points through might be trickier as they could choose at any time to decide to buy or not buy based on price and inventory.

As for the other fees from Marriott.. You can't if you want full use.. You might if you are a significant owner be able to negotiate a little.. but for the most part you can't.

I will stick to my two weeks and now they are banked until 2019 as I am tired of the game of windows for availability. Funny how when you call within a window for Aruba they tell you there is limited availability but the Marriott Ocean Club website can book it for you at about $425.00 per night. Here is a flash on Facebook. Within a week a 7 day Surf Club use 2 bedroom at $800.00 total. Owner is desperate.

That is because there are three different types of availability.

#1 - Legacy Weeks Owner Inventory a. Which can be traded for destination exchange points (if enrolled) which at this time goes into the #2 Pool when done. b. If traded into Interval the week goes to interval, if traded into Interval through Marriott the week goes to #3 and then Marriott decides the equivalent week it wishes to give to Interval.

#2 - Trust Point Inventory a. If traded into Interval via Marriott the points go to #3 and then Marriott gives equivalency to Interval b. Points traded to destination options such as Cruises, etc.. go to #3

#3 - Developer Inventory (Non Sold units/points that Marriott pays the yearly fees to the HOA of the property on) a. Becomes room rentals for Marriott and equivalency trades to interval. (basically Marriott making back their Owner Fees)

The #3 inventory is what is being used for the Per night online Marriott.com rentals.. #3 inventory is also what is provided to Interval when someone deposits a week via Marriotts system as they are not required to provide interval with You're exact week only an equivalent one so in many cases if someone deposits a Hawaii Week through Marriott (not through interval) Marriott will instead give interval something else like Vegas where they have more Developer Inventory.

I am at the Marriott Aruba Ocean Club and as usual there is always something. Now there is no air conditioning in the lobby or floor hallways. Something I would expect in a low budget low rise. Time for an assessment.

Could be the air conditioning guy left on vacation for a place without tourists and Marriott sales people. The poor guy probably gets tired of the words "imagine" and "dream vacation." I'll bet he's rafting on the Snake River.

In Aruba you expect problems. I guess the $10.00 a day we pay as a government surcharge for electricity is not good enough. At every Aruba has another power plant in the works to be finished by the year 2100?

Just watched a video in our "Villa" that shows a family reunion of about 20 people that according to the video all can stay in your "Villa". Now really are you bringing 19 babies and one Adult or all midgets? Same kind of advertising done by the sales reps. You want the vacation of a lifetime for $20,000 down and $1,500 per year and for a full week!

The $20,000 is just a guess on the average price of a villa. I am not going through the sales presentation this time so I don't want to start a conversation with sales.
