This guy is a real piece of work Mr. Preston Green. Don't do business with this fraud. Redweek, you should boot him it smears the Redweek site to allow this to take place through your software.

Dear Mrs. Hanlon and Forum readers.,

We certainly regret your feelings about your last experience with us.

Certainly the first two times you booked with us, you were happy. Otherwise I doubt you would have booked with us a third time. It is important for readers to have context.

The fact remains that the out of pocket expense you paid out, and that we reimbursed you was not necessary, because we had that part already reserved. You were never at risk of not having a place to stay and always had one. It was only after you cut off communications with us and refused what we had in place for you, that resulted in this unnecessary series of extended events. We left many voice mails, texts, and emails explaining that to you and we got no reply's. We have the documentation to prove it. Again context is everything.

Finally, let us be clear, there were problems with the booking, inconvenient moves, and as you said 'tensions" that you should not have had on your vacation. We take full responsibility for that and did everything in our power, and in Good Faith to remedy the situation.

While we respect your right to express your dissatisfaction with the last booking of three with us, personal character assassination and attempts to destroy a good companies reputation is excessive and unfair.

We trust that readers will examine the full scope and context of these forums. We have been in business for more than a decade and have thousands of satisfied renter, owners, and solid flawless transactions on our record.

This Forum String is almost 10 years old and we are still around, there are a small had full of legitimate complaints, and the rest of the comments are simply anti business speculation & opinion (no facts), or mistaken Identity.

If you want a company you can trust, read this entire Forum carefully and objectively. Also see our A+ with the BBB, and our excellent rating on all other sites with a rating system.

It is unfortunate that more happy clients, owner, etc don't take the time to go to the forums to express their thanks.

It seems Forums like this get mostly the negative commentaries and opinions.

… the costs of them going after the renter posting is way to expensive. Heck if they cannot pay a refund fast and make a bad deal right. WOW.

If the Broker was smart he could fix the problems with the renters who were not made whole(margareth277 is Just one example) …. this would be much cheaper and get the broker even more business.

Don't be intimidated by this big bag of wind. The more they rant the bigger the fraud they are. I want Preston to have his attorney explain " abuse of process " and " frivolous lawsuit " to him before he continues threaten people in here. Everyone is entitled to voice their opinions and expose schemes. Florida State Consumer Affairs just issued a warning about vacation brokers and vacation clubs this month. There is a lot of fraud and misrepresentation in that business. Preston if you want to sue me bring it on. I also have an attorney who knows the law a lot better than you do.

to Vacation 0 minutes agoDetails Preston, I'm sure you are used to this type of situation your reputation is not one that I would like to have. Its 3 pm here in Indy, if the 744 isn't deposited into my account by 5 today I am filing a suit for more than just the ticket difference, I will ensure it is filed today before COB EST. Don't bother calling there is nothing to discuss. I hope you do right my friend.

Craig: have you found out where Preston really is? As I mentioned before, his Beverly Hills address is a PO Box, and there's no registered Vacation Homes Only Corporation or LLC in California...

I imagine you'd need a real address to file a suit...

Businesses are under no obligation to seek BBB accreditation, and some businesses are not accredited because they have not sought BBB accreditation.

To be accredited by BBB, a business must apply for accreditation and BBB must determine that the BUSINESS MEETS BBB accreditation standards, which include a COMMITTED TO MAKE GOOD FAITH EFFORT TO RESOLVE ANY CONSUMERS COMPLAINTS(Vacation Homes Only HAS NOT DONE THIS). BBB Accredited Businesses must pay a fee for accreditation review/monitoring and for support of BBB services to the public.

What's strange about the better business bureau is that previously there were multiple complaints against Vacation Homes Only and these were listed on the site. The better business bureau then redid their web site last year and all the complaints disappeared. Not sure what caused this but the A+ rating is very deceiving.

Strange BBB is not the only place to go.

I just found on the Business Consumer Alliance web site had 4 Complaints for the first 4 months of 2015, also check out Timeshare Users Group Forums.

I just went did a Google search and put "vacation homes only complaints"

I wish there was a single internet review site that everyone used.

Kind of like the internet police that "Vacation Homes Only " says are out there to get us.

Dear Forum Readers,

As we always say, context is everything.

Leaving out the fact that, Vacation Homes Only has an "A" Rating with both the Better Business Bureau and the Consumer Business Alliance is misleading at best. Both of these organizations have been reporting on Vacation Homes Only for more than 10 years and we have consistently earned an "A" Rating.

The volume our our business transactions contrasted with the few "resolved" complaints we have had, is the true context. That is how true and meaningful ratings are calculated.

We thank the readers for their fair minded assessments of the facts.

Dear Forum Readers,

We have an A+ Rating with the Better Business Bureau and that is the bottom line.

Certainly this time honored institution like the BBB is better at fairly judging a company and protecting consumers rather than an anonymous forum poster with an anti business axe to grind, who has never done business with. (Mind you these people have never done business with us.)

You only get "Accreditation" if you pay them $400 per year. By law if you, full fill all of the requirements, they have to report on you weather you pay them or not.

We earn an A+ by fulfilling all of the business requirements, follow their rules, and working with customers in good faith to resolve any issues, which we agree to do, do, and always have done.

Hence the A+ rating with the BBB reporting on us since 2005. That is to our credit and shows we are not buying their favor.

VHO has an F rating in here. Read all the negative posts. Anyone who deals with them should read these horror stories before they decide to give them any of their hard earned money. I will never do business with them. I am waiting to hear where their office is located and where they are registered as a business. All anyone knows about them is they have a website.

Vacation Homes Only (aka Preston Green) has posted on this forum countless times with threats, rants, lectures, etc... What he still has not addressed the question posed by mattk150:

Craig: have you found out where Preston really is? As I mentioned before, his Beverly Hills address is a PO Box, and there's no registered Vacation Homes Only Corporation or LLC in California...

Preston, can you please answer, we are all awaiting your response. If you are indeed a legitimate corporation, this should be a pretty easy question. We are waiting......

I would think if he is acting as a broker for deeded property and includes a CA address, he should be registered as a realtor or broker with the state. Maybe those who are having problems could contact the California Real Estate Commission and file a complaint.
