Looking for any advice or direction with regards to a "closing agent" for time share sales in Aruba. We would like to sell our week/unit at the Aruba Renaissance, but cannot get any guidance from the establishment as to who/whom we could utililze as a closing agent to close any potential sale. Any recommendations on how to proceed would be greatly appreciated. J.

JRA Services ( http://www.timeshareresaleclosings.com/ ) and www.timesharetransfer.com are two reputable closing companies .... you can check with them if they do Aruba closing. Redweek recommends www.firstamericantitle.com .

As you know, a potential reservation can disappear in a minute. If the person locating a renter has to search through the owner and then go back and forth with the other person, there is no guarantee it will still be available when we are both ready to confirm. I have not yet received a copy of the contract to look over. (It should indicate a time limit and a point limit.) However, after looking online myself for possible rentable locations in December, I was convinced that he would not have a prayer of getting anything for which he is likely to have a renter this late in the year unless they are clamoring for a mountain top in Arkansas. What is the legal rule if you are selling a timeshare and have residual RCI weeks banked? can I offer them as an additional incentive to purchase?

Your banked weeks can be transferred to the buyer and yes it would be an additional incentive.

I have just recently closed on the sale of my week with RCI with a buyer who responded to my ad on Redweek. We weren't able to do the transaction last year when I first placed the ad, but afer contacting him again for 2012, he was delighted to do it now. Of course, I didn't get what I paid for it originally, but the buyer was excited about the condo and was willing to close within my timeframe and with the law firm I selected We are both very happy with the sale.

I would dheck with the Attorney General and see if they have any other people who have been told similar. As someone mentioned, alot of these people shut down before they develope a track record.

And then they resurface under a new name.

I am trying to rent out our time share in Cabo San Lucas for the weeks of June 1 through June 16. I have the time share listed on Redweek and Craigslist. If I find someone to rent it does anyone know where I could get a rental agreement to cover us on damage, etc.?

Thanks

Just Google "Vacation Rental Agreement/Contract" and will have plenty of them available to download.

I'm puzzled, donna, about the "sale" of your week with RCI. Do you mean a week in a resort that exchanges through the RCI Points system? RCI itself does not own resorts. MD

The week I sold was a fixed week deeded in Panama City FL that I bought way back in the 80s through RCI. I sold the property using the lawyer that the resort recommended for handling most of their owners' sale. I used to exchange this week throuh RCI, but I never stayed there. I still have a membership in RCI because I'm a Wyndham Plus owner.

Last November we successfully rented a lockout unit at the Maui Ocean Club from an owner and had great success. He even had a contract drawn up for us to sign. We DID call the MOC and make sure he was a legitimate owner at the resort before sending any money.

There are many ways to sell your timeshare you just have to be very proactive with your research. I buy and sell them on eBay for fun and probably don't make much money but go to alot of cool places. Hate to say this but a lot of timeshare owners are idiots......that's why the scam artist prey on them to such an extent.

Donna, was the fixed week you sold in Panama City a Wyndham resort? (Of course it would have been Fairfield, not Wyndham in the 80's.)
