New $99 few for DIY verified and protected is ridiculous

Honestly, I don't mind $99 out of a $4400 rental. What I don't like is the "don't get paid until check-in" part. This leaves way too much power in the hands of the renter, who might not show up, might claim some problem at the resort, etc.

Before "Verified & Protected" there was some version of "Verified" where for a fee of like $25-30, we emailed the reservation to RedWeek to prove it existed. I think they also confirmed with the resort. This was worthwhile and protected both sides.

Now, though, with so many opting for the new V&P, somehow it makes the rest of us look like scammers. "Well, why wouldn't they have their listing Verified???" I can hear renters think.

Redweek, keep V&P if you like, but bring back "Verified Only" please.

And we can no longer list floating weeks! Since when? I paid for my floating week listing, it still shows in my account, but is not visible to potential renters. Should we not receive a prorated refund if a listing is suddenly made invisible with no notification to the owner?

Repeated inquiries to Redweek result in vague responses that do not address my questions.

Just started to enter my villa for rent with RedWeek. I have used RedWeek for several years to my satisfaction. Now to place a Do It Yourself (DIY) listing, there are several changes that only benefit RedWeek, and not the Owner that has a villa to rent. Several new conditions for the DIY lister includes: Signing a RedWeek Agreement that benefits primarily RedWeek. Renter pays RedWeek directly and the Owner is not paid till at least two business days after the occupancy date. In addition to the $49 listing fee, RedWeek collects a $99 rental completion fee from the rental fee amount. Owner has two days to accept any full price offer, and if not accepted for any reason, the Owner is still on the line for the $99 fee. The rental fee "strict payment" option is gone. Renter can cancel at least 65 days prior to the occupancy date and receive a 50% refund, but the Owner is still liable for the $99 rental completion fee. So, I am now looking for another vacation villa rental listing site.

Can anyone tell me if jimney peak has any value at all?

I've been using RedWeek for years, and until now I've been very happy with both their service and their costs. That is no longer the case. There is no identifiable justification for the $99 rental completion fee that is being charged to DIY rentals. This year, I'll be trying TUG and KOALA before using RedWeek.

TUG is free, except for a $15 membership fee, but currently does not have broad visibility. That may change as more people advertise on TUG. KOALA charges an 8% fee upon completion of a rental, but the listings are free so there are no up-front costs. Other services like VRBO and Air B&B are complicated to use, and your listing can become "lost in the crowd."

For my Jan & Feb 2026 rentals, I've already listed them on TUG and KOALA. If not rented by August, I'll then list them on RedWeek DIY.

To your point about Redweek protection ... I don't see any owner limited liability as it relates to renter personal injury or property damage. This has me very concerned in using Redweek, as an owner.

I have asked to speak to someone (yesterday May 22) about my concerns, I will update this forum upon getting in contact with someone.

This is crazy! I did not do verified and protected. This is totally wrong charging these extra fees. I am a long time user.

Www.myresortnetwork.com had more listings prior to Redweek’s rise 10-15 years ago. I predict it will rise again taking market share from Redweek.

$20 to post on that site.....I'm going to give it a shot as these changes are rediculous.

I'm still going to try to post on RedWeek also (using the DIY option), but I have not had good historical success with them when they try to verify (which I don't even want). They ask for a reservation number, but I own my week(s) at the Royal Haciendas and don't need (or get) any sort of reservation number.

How do I use the DIY option? Definitely will not you Redweek to handle my transaction.

I can't figure this out either. The only option I can find is the Verified & Protected full service posting.

You can only use verified and protected now, no more DIY.

Redweek is greedy and driving up the prices on both sides of the rental process with their ridiculous fees.

Has anyone found another site that is worthwhile to list my units because I’m not going to give Redweek another dime of my money.

Just had someone rent a property for 3 days I endup getting 80% of what I was asking. I have another that is already booked in September. After I settle on that I am done with redweek. Today is the 3 day of the rental and still no money. Done with this company

These changes are absolutley horrible!!!! Hey RedWeek......I don't mind paying a little more, but the stupid verification process is a PITA and not worth it to me. Please reconsider allowing posts that do not require them to be Verified & Protected........or come up with a better process to verify.

For my first posting this year, I provided my docs for verify (maintenance bill), that is an acceptable process in my view. Then for my next two postings, you come back saying I need to join a call with my resort and your team!?!?! I work full time and really don't have time to get on a call with you and my resort to verify that I own my weeks. If that's giong to be your process, you are going to lose my business and I will find other channels to use.

I am starting to use them as well as TUG.......would recommend others do the same.

THANKS for all of the good information everyone. I too am a long time user of Redweek that is VERY unhappy with their new changes. If my unit doesn't rent, I can no longer change it to a new date, as Redweek requires a new posting.

I completely agree with you. What I do is I don’t send them the confirmation letter so I won’t be verified, I would just be pending verification. And when I get question from potential renter, I explain that I can go outside the site page to save money for both of us.

I also use Tug2, Ebay and Craigslist as other options
