Buying, Renting, and Selling Timeshares

Advice/Help Needed on Captain Morgan's Resale Purchase (Belize)

I am considering purchasing 1 br/1ba floating red season resale at Captain Morgan's in San Pedro Belize. Ive gotten answers to some of my questions from the seller but they were a bit cryptic. Some reviews are pretty old and most feedback Ive found seems to be from renters rather than owners.

Has anyone been there recently and are there any members here who are owners and can answer some questions? Such as...

Is there anything going on a potential buyer should know about ( upcoming assessments, construction, poor management or maintenance etc. ) MFs are listed as <$400 can third party verify? Was told all ts units are on top floor "penthouse", is this everyones experience? Any idea as to trading value of ibr at this resort? Any idea as to size / square footage of 1br? Where do guests three and four sleep? Has mangement kept resort up well? How much have mfs increased over the years? Is transportation to/from airport part of ownership benefits.

Any feedback from visitors and current owners would be appreciated. Thank you.

So many questions...I appreciate any insight fellow members can share.

My advice is until you get all the information you need, I wouldn't touch this purchase with a ten foot pole. Have you read reviews here on Redweek, on Tug and www.tripadvisor.com ?

It sounds like you don't know anything about what you're thinking of purchasing which throws up a huge red flag. Have you ever even been to the resort?

In looking in the II catalog of resorts, Captain Morgan's was a 5 star resort in the 2005-2006 directory. A one bedroom looks to sleep 2-4. If your party is more than 2-4, you need to buy a larger unit. Other than that, I know nothing about the resort.
