Buying into Four Seasons (Resale)

Apr 28, 2009

Have been looking at Punta Mita ... horrendously expensive resale asking prices, even in this market. So now thinking about buying into another Four Seasons resort with a view to trading into Punta Mita etc. If anyone has gone down this path, I would be pleased to take some advice. Also, should one offer 1/2 the asking price? I mean, $21K annual mtce is a lot to pay let alone the cost of the unit upfront.

You can offer whatever the market will bear, but does Four Seasons have a ROFR policy? If an low offer is accepted for a resale, Four Seasons could exercise ROFR and pull it out from under you. I don't know of the demand for Punta Mita, but if it is a resort in very high demand, you may just want to bit the bullet and buy there. Buying somewhere else to trade into a high demand resort often leads to disappointments. Also, check the TUG Forum to see if any else has any input.
