I am receiving calls from this company stating they are from Henderson, Nevada. Has anyone heard of this company?

If they are calling you out of the blue, then they are likely a scam.

I have never heard of this company but their name is likely a giveaway that it is a scam. If they ask you for a large upfront fee to sell, rent out, and/or market your timeshare, then it is indeed a scam!

By the way, what is this company calling you about or offering you?

I have been receiving phone calls also..... they have offered me 30 some thousand dollars for my 1 bedroom condo at Magic Tree Resort, in Kissimmee FL. Seems too good to be true.... they want us to send $2800 deposit to make sure we are serious about selling.

We too have received a phone call from them. I checked the Chamber of Commerce and the BBB in the Henderson area and nobody has any information on this company.

I will repeat this: NEVER pay a large upfront fee for anyone to sell, rent out or market your timeshare. If you have $2800 to burn, then by all means use this company. If not, tell them where they can go.

There are at least 3 indications of a scam here.

1) They called you uninvited.

2) They are telling you that they can sell (or rent out) your property for an insane amount. To be perfectly honest, a unit like the one you described might not even be able to garner a $1 bid on E-Bay.

3) They are asking for a large upfront fee. That's a scam --- end of story!

The reason nobody has any info on this company is because it is, in a sense, new. Why do I say, "In a sense"? This company has probably been around a while but under a different name. Once companies like this get exposed for the scams that they really are, they just shut down and open up under a new name.

Receiving cold calls from entities promising to sell, rent out, or market your timeshare are almost always a scam.

I have also been receiving multiple phone calls. I told them now way to the $2K he came down to $850.00. Has anyone tried them?

I'm sure someone has "tried them". And, without having to ask, I know what the result has been. This company has taken this upfront fee, listed the property on some obscure website and just left it at that.

The fact that you are "receiving multiple phone calls" is a surefire indication of a scam. No legitimate resale company will phone you.

Also, the fact that they started out at $2000 and then quickly came down to $850 should be a giveaway. Why would they quickly chop 58% of the price? It shows that they're just trying to milk as much money out of you as they can.

To repeat the hard fast rule in trying to sell timeshares: NEVER pay anyone a large upfront fee to sell, rent out, or market you timeshare. That is always a scam and you will get zero results.

If it seems too good to be true then 99.9% it is. There's no timeshare in Florida that would sell for $30K in this economy ..... many people can't even give their Florida timeshares away as Florida has more timeshares per capita than anywhere else in the world.

When anyone calls you with such an offer hang up on them then put their telephone number of your 'do not call' registry. You can do it online.

this is the email they sent me..... they actually offered $60 thousand the first time but lowered it the second phone call.... is there anyway to report them? I did think this was too good to be true and told him I was not interested for that reason.... he told me it was sad that I have that outlook on life that everyone is out to get me! lol

From: Diana Janes <djanes.resortacquisitions@consultant.com> To: dawn.engen@yahoo.com Sent: Mon, December 13, 2010 10:06:51 PM Subject: Dawn, this is the information that you requested reguarding selling your timeshare in my acquisition....

Hello Danny and Dawn, Now, the purpose of this email today is to make sure you have all needed information about my 45 day acquisition program. I must stress the fact that this $59,115.00 is a guaranteed sale price in roughly 45 days for your Magic Tree Resort property. We just have to complete the 3 step legal process to legally purchase your timeshare property, and so that we can guarantee that you will be free and clear of this timeshare once and for all! Now, I can understand the concerns about the commitment level of $2,815.00. You can be rest assured that this commitment level is 100% refunded back to you at closing. I just want you to understand that once you are locked into this acquisition, you will no longer own your property in roughly 45 days and you will have received a certified check or wire transfer for the guaranteed sales price for your beautiful Magic Tree Resort Property. Like I had explained previously, the commitment level required by our corporate buyer serves two purposes; 1st purpose- We are not legally able to by law to ENTICE you in anyway to sell your timeshare. This means that we are not able to pay your lawyer fees, deed transfers, and things of this nature. What the corporations do to beat the enticement rule is require an invested interest on your part to prove that you seriously want to sell your property. Your job in this process is very simple. I will call you approximately every 15 days, or when each one of the three steps is completed. After the title search and Estoppel letter come back , our legal department will start the closing process. At that point when I contact you, I will transfer you to our legal department and they will explain the 5 steps of closing. Your job is to make sure that the deposit of your buy price is completed and cleared into your account. You will then send back the signed closing documents. That will then be the completion of the legal process. At that point, You will have received the monies guaranteed to you by us, and will have signed over the deed for your timeshare property. Close to 10 business days later you will receive a guaranteed bill of sale which will protect you from any further fees having anything to do with this property. Now Danny and Dawn, you have to realize this corporation will be paying around 4-5,000 thousand dollars to make sure this deed is bought and purchased legally and legitimately. These corporations have to pay for the legal department to draft up all the paper work to make this transaction completely legitimate. We make sure that both parties are in fact getting what they have agreed to receive. So I am sure that you both can understand that asking for a commitment level is also to ensure the corporations that you are serious, and would not in 20 days, after they have spent thousands of dollars to start this legal process to buy your timeshare, change your mind for any reason. I am sure that you can understand that a commitment level is necessary on the part of you as a seller. And that is why we help you navigate through the web to find the great credibility of our company, so that you in fact can make a great educated decision. The only way that a company like ours has been in business for 10 years, and is on Dunn and Bradstreet and the Online business Bureau with no complaints, is to have a perfect track record in the way that we do business. That is why we have the exclusive rights to work with our fortune 500 companies. Danny and Dawn, I am happy to add you to my company's list of well satisfied customers. I want you to be like all my other clients and get the price that we guarantee you for your timeshare property. I need to hear back from you as soon as possible, because we are towards the close of filling this acquisition. I would be happy to put a nice couple like you in this program. Wouldn't you like to get a nice check at closing, and get back all of the money you spent on this timeshare, including its maintanence fees? We do a lot of acquisitions quarterly and by area, for our fortune 500 companies. Fortunately this acquisition is to be payed out in the 3rd or 4th week of January. I hope that you will do your due diligence, so that you can make the best educated decision in moving forward with my program. I can guarantee you that this is the best price you can get for your timeshare! I look forward to talking with you soon. FROM THE DESK OF JUSTIN SCOTT

Hogwash personified .... once they get your $2815.00 you'll be history to them .... if you try to call their office you will be put through to voice mail which will then be deleted.

You need to report these scammers to the Nevada Attorney General .... you can do a google or bing search to find contact info .... in most cases a complaint can be filed online.

Kudos to you for researching before biting .... you have saved yourself $2815.00.

Yes I have tried them I was very skeptical and did not do it because I thought it was just another listing company like the ones that burnt me in the past, then they called me back(Rich Evans National Acquisitions director) he walked me through the process and took time with me that is all that I needed to take a chance everything is a risk and now I have done business with him 3 times and have got the same results. I NO LONGER OWN MY TIMESHARE AND WAS PAID IN THE TIME FRAME THAT I WAS TOLD I WOULD BE. I would and have reccommended people to him not just people friends and family. Thes guys are great they return all calls and take as much time as needed for you to feel comfortable. Thanks again

Did you have to pay an upfront fee? If so, how much? If not, how much did you pay "out of the back end" (slang for "after closing")?

We have a name for people like that on these boards. We call them "shills". The shills' MO is that they come on these boards pretending to be a timeshare owner giving glowing reports about how a company provided some miraculous service involving the sale or rental his timeshare.

Such stories are usually embellished, exaggerated, or outright false. Their goal is to trick unsuspecting people into using their scam service.

One frequent poster on these boards who calls himself "Ken" usually issues a challenge to these shills to prove their claim by providing the legal details of the sale which are available for public record. These challenges always go unanswered proving that these shills' stories are just that --- stories.

Besides, even if these shills' stories were true, there are many, many more instances of people who pay these upfront fee companies large amounts of money and come away with nothing. Do you really want to risk such money with odds like those?

To put it another way, would you put down $900 on a roulette wheel at a casino when, if you picked the one and only right number, you would get $20,000 in return?
