Marriott's Ocean Pointe

Some owners list their 3B/3B Oceanfront unit as sleeping 12 people, while most of them list it as only sleeping 10. I've emailed the person who lists 12 as the number, but haven't heard back. How many people does this unit sleep?

According to the resort's website, the maximum occupancy for a three-bedroom villa is 10.

I am new to RedWeek, but not to Ocean Pointe as a destination. How do I know or how can I find out (where)what building and on what floor of the building is an available timeshare rental located?
