We have been to Royal Resorts hotels for many years, and became owners at Grand Residences in 2024.

We stayed in 2025: - We did the all-inclusive which includes virtually everything you can imagine drinking or eating. The only extra was for a bottle of wine with dinner. - The concierge assigned to you during your stay is the best thing to take advantage of. They help with reservations within the hotel and outside at restaurants in the local Puerto Morelos. - There is an adult-only pool and a kid/family pool area. - They have a number of events throughout the day including water aerobics, fitness and dance classes, afternoon tea (we loved it), tequila tasting (loved this). - The beach is protected and doesn't have the strong waves you might experience along the hotel strip in Cancun. Perfect if you're traveling with younger kids. - Location is about equal to Cancun and Playa del Carmen. If you plan to visit Xcaret or any of the other fun attactions south of Cancun, this hotel is located closer. - There are some amazing restaurants in Puerto Morelos, including at least one Michilen Star restaurant. We dined outside of the resort on two occasions. - The hotel is not super loud like other hotels we have stayed at in Cancun. We found it much more relaxing. - The rooms are excellent. Full kitchen with top of the line everything. Washer/dryer included so you can wash clothes/bathing suits, etc. during your stay. - The staff were the most amazing part of our stay. My wife and I both speak Spanish but when we visited last year with friends (who only speak English) everyone we encountered spoke English so no worries if you haven't visited Mexico before. - Finally, we coordinated round trip airport through the concierge and the Thomas Moore travel agency. New, private van all to ourselves on the way to the hotel and a new Chevy Surburban on the way back to the airport.

Grand Residences Riviera Cancun is a magnificent and luxurious 5-star resort set on a spectacular beachfront in Puerto Morelos. This exceptional resort offers a Luxury All-Inclusive Plan at an excellent value, making it easy to relax and fully enjoy a well-deserved vacation.

The location is ideal—just 30 minutes from Cancun International Airport and close to popular attractions such as Puerto Morelos town center (8 minutes by car), Croco Cun Zoo (15 minutes), and Xcaret (47 minutes). It’s the perfect balance of peaceful seclusion and easy access to local adventures, making it a great choice for families or friends visiting the Riviera Maya.

The accommodations are spacious, elegant, and serene, providing an exclusive and peaceful retreat. The Ocean View Suite (Middle Floor) was especially impressive, featuring a large bedroom with a king-size bed and a Murphy bed, a comfortable seating area, a full bathroom, and a well-equipped kitchenette with a mini-fridge, microwave, coffee maker, Nespresso® machine, and toaster. Modern amenities such as Wi-Fi, a flat-screen TV, DVD player, and iPod dock added extra comfort, and the private terrace was perfect for relaxing and enjoying the view. The non-smoking room enhanced the fresh, clean atmosphere.

Dining at the resort was a highlight. The restaurants and bars are top-ranked, offering delicious Italian cuisine, premium steaks, and fresh seafood, all complemented by the warm Caribbean breeze. The gourmet food market provided even more variety and convenience.

There is no shortage of things to do. The resort offers a wide range of activities and amenities, including beach and pool games, fitness options, and relaxing wellness treatments. The on-site beauty salon and spa add an extra touch of luxury, making it easy to fully unwind without leaving the resort.

Overall, Grand Residences Riviera Cancun delivers an outstanding luxury experience in the Riviera Maya. With its beautiful beachfront setting, exceptional dining, spacious accommodations, and attentive service, it is truly a dream destination and highly recommended for an unforgettable vacation.

We have loved Royal Resorts for 40 years, and Grand Residences is their top of the line resort. The resort is intimate in size and feel, and the staff make you feel like you are their beloved guests. All amenities are top-notch. Pamper yourself with a stay at this amazing resort.

This has the best service i have ever had. The food is fantastic. Incredible unobstructed beachfront view. Three bedroom and three and one-half baths with gourmet kitchen along with kitchenette in bedrooms. Truly a luxury villa. Enjoy the jacuzzi on the terrace. The baths are spa like, signature bedding and much more. This is the perfect place for relaxation.

Nice high end, but friendly and comfortable, BEACHFRONT facility with all amenities (2+ restaurants, 2 pools, gym, massage, close (approx 2-3 miles) to small, quiet fishing village with several restaurants, shopping for groceries, personal items/treasures, gifts. Cab service, transportation readily available if wish to leave premises.
