Has anyone used Timeshare Realty Specialists

I know I have heard to never pay an upfront fee to sale a timeshare. I got a call from the above company and it is in the contract that they will buy the timeshare for the market price if it has not been sold in 10 months. I usually believe if it sounds to good to be true it probably is, but if anyone has actually had luck with them I would give them a try. I checked the BBB and did not see any complaints.

Never heard of them ..... do they charge an upfront fee? If they couldn't sell it then why would they buy it from you ..... I doubt they'll buy a timeshare that may be worth zero (market price for a vast number of timeshare weeks) .... also it seems they're a brand new scam operation .... their website has 2013 as copyright date .... beware.

It's a scam. They will probably have you sign a contract with small print that obligates you to pay them money for advertising and they will disappear with your money and you get nothing in return. If it sounds too good to be true than it's " too good to be true ". If you decide to give them money than please come back in here later and tell us how much they ripped you off for.

my wife and I used Timeshare Realty specialists. Here is my story.
I got stuck with 2 timeshares that I bought a few years ago..
One is a pacific monarch.
One was a worldmark.

Pacific monarch went bankrupt. So I got the short end.

The worldmark was offered to buy and the company that did buy it was Timeshare Realty Specialsts.They proved to me that they were a licensed real estate broker.
So I don't know why someone who doesn't know them , or anyone for that matter would label someone if they don't really know any info.
My deal was real.
They paid me for the Worldmark and transferred it out of my name.
I say they did a good job for me.

I agree with Jayjay it sure looks like a scam company and Steveh is a shill. If they are for real then ask for a real address .... not a mail drop or an internet address. If they refuse they are a scam. If they ask for any money upfront they are a scam. NEVER pay anyone money upfront to sell your timeshare. They are all scam companies if they ask for even one dollar upfront.

World Mark generally has value and most can be sold (no need to give away or pay someone to take) fairly easily. There is a worldmark owners group that can help point owners in the right direction.

I am Steveh and I am a real person with 2 timeshares that are now gone thanks to the help of timeshare realty specialists.

I guess you have nothing better to do than accuse someone like me of being a shill. You don't know me but you throw stones anyway.

It really happened that way and if you don't believe it then you may not believe that I called Century 21 and they wanted upfront money to list it. With no promises.
So call century 21 a fake also.

But My deal is done and my timeshares are gone except for the one I kept and use. That is another worldmark, which I am a proud owner member.

SHILL !!! Let's see them post a real address....... not a mail drop or internet address. They will disappear with your money you have no way of going after them. They use shills to promote their scams because they have no real office. NEVER pay anyone money upfront to rent or sell your timeshare.

1st: Pacific Monarch is now Diamond Resorts International. All Pacific Monarch properties and timeshares are now Diamond Resorts International, and you are still the owner.

2nd: There is no Real Estate licence for Timeshare Realty Specialists. Since you can not Commercially buy or sell real-estate (time shares are real-estate) without a license in the state of California, this company is breaking the law. That is why they have an "F" rating on the BBB web site.

A person working with you to buy your property can provide you with their personal Realtor license number (which is most likely not theirs but some unknowing Realtor that this person is posing as) What they need to do is provide you with the license of the broker that they are working for (Timeshare Realty Specialists) they will not be able to do that since there is no license for that Broker.

They can not legally take money up front from you without
(i) a written Advance Fee Agreement – with necessary supporting
materials -- has been submitted to and reviewed by the Real Estate
Commissioner/DRE,
(ii) a No-Objection Letter is issued by the department to the broker,
(iii) the advance fees are properly handled and accounted for as
"Trust Funds" belonging to timeshare owners.

anyone can advertise your timeshare. you can pay this company to advertise it. They can not however sell it, and they can not purchase it if it does not sell. They would need an actual licensed real estate broker to do that for them.

Jayjay (the first commenter) made a VERY good point that really says it all:
If they couldn't sell your week then why would they want to buy an unsellable week from you?

To charge you an inflated closing fee perhaps (that is how some companies make their money. Instead of $200 or $300 for closing they charge you $500-900, usually just to create a worthless piece of paper that looks 'official' to you). Keep in mind that if they don't transfer the week properly or legally then even tho you signed paperwork of some sort you still own the week, and are still liable for past and future maintenance fees. So you are out a closing fee and still own the week. Be careful.

A good way to verify if you do let yourself get to a paperwork stage is to contact your resort and ask if they inquired about your week. If they haven't contacted the resort to verify that the title is free and clear, ie no maintenance fees are owed by you, that you do in fact own the week and unit number you claim to, and they send an estoppel letter to the resort then they really have no interest in owning it, just taking you for a ride and taking your money in some fashion.

Ask them if they want to buy it from you what they plan to do with it? Resell it? Then ask them how/where they do that (again, if they couldn't sell it for you when you owned it what makes it different that they will be able to sell it now? BIG RED FLAG.) Or rent it (and then ask yourself how rentable a week it is, especially from an outside 3rd party located 'somewhere'. ) And will the rent be enough to cover the maintenance fee? If not, why would they want the week then - to lose money each year? Usually if a week can rent for a profit the week is saleable and you have to just wait for your buyer to come along, remember this is a slower market right now. Also, if a transfer of a week to someone else is not done properly and not on the up-and-up you still own the deed to the property. Have you contacted your resort's office for resale assistance? And to ask if they will recognize a company as an owner? And to find out if there is a resort transfer fee? Quite often a sham operation will balk at payinga resort transfer fee, or assess it back to you, the seller - rather than to the new owner. At least you know if these bases are covered you stand a better chance of having the deed transfer done properly and legitimately.

This company is a scam!!!!!!! SCAM SCAM SCAM SCAM SCAM SCAM! THEY TOOK OVER $2400 FROM ME! They changed the name from Vacation Tree to Timeshare Real Solutions, now Timeshare Realty Specialists! Any Company based out of San Diego county claiming to help you sel your timeshare is a SCAM!

We have never used Timeshare Realty Specialists. Before we purchased our first timeshare we were convinced that you could not trust anyone when it came to timeshares. Frankly, we had heard way to many ripoff stories. I can say we now own a week with Marriott and Hilton. We have developed a great relationship with Samuel Rodriguez over at Selling Timeshares Inc.
He has helped us not only understand the resale market but has saved us thousands of dollars. When we think about buying a timeshare, Samuel is the first person we call.

anyone who says something like "so and so has been so helpful and is the only person we would ask when considering buying a timeshare property/selling a timeshare property" is a shill.

For anyone who buys into this kind of thing... Mark has been so helpfull in selling my timeshare and is the only person I would trust with my money. they have all contracts posted, if you receive anything different than the contract posted, do not deal with them.

i don't expect you to trust me more than u trust BBB. And you clearly never bothered to click on the link i posted about BBB.
20/20 investigated BBB and what this company does is gives a good rating to whom ever payed to be a member. i really dont care if you trust me or not, all i did is put the facts out there

OBB shows that this company is in good standing.

and let me tell you i came across these comments because i was looking for timeshare realty specialists website to recommend it to friend of mine to sale her time share because my parents had good experience with them. from now on i wont bother to come back and fallow up with your stupidity, and i strongly recommend for everyone do your own research before you consider to have business with any of these companies. and stop hang out on forums full of haters... company is not bad,

samantha, if you read my post earlier, you will see that timeshare realty specialists do not have a Realtor licence to buy or sell Real Estate. That is why they have an "F" rating on the BBB website. Any illegal commerce is automatically rated with an "F". To commercially purchase or sell a timeshare without a licence is illegal.

If anything this would lead me to question OBB's criteria for giving someone a good standing.

The only way that not being a member of the BBB would affect your rating is if someone has filed a complaint against you and you do not respond to the complaint by going through arbitration and mediation with the BBB. Being a member provides you with automatic arbitration, not being a member you would have to pay for or engage in arbitration yourself. Since there are no complaints filed with the BBB against this company (as of my last checking a couple weeks ago) this would not affect their grade. Their grade is poor because they are a very new and not yet reputable company, and because they are operating outside of Real Estate Laws in California.
