Question about Maintenance Fees

Các buzz thường được sử dụng bởi những người trẻ tuổi trên Facebook có nghĩa là quả bóng chỉ là hành động để thu hút mọi người vào thu hút người khác, khiến họ phát triển cảm xúc cho bản thân. Các bạn gái hoặc bạn gái trong danh sách bạn bè thấy họ đăng tải tình trạng để họ nghĩ họ thực sự cô đơn, sẽ lao vào ngay, bình luận, thoải mái văn bản thoải mái. Hầu hết "tin đồn" không có cảm xúc thực sự cho kẻ thù. Cho dù cá hay cá nhỏ, đặc biệt là cá đói trong một thời gian dài sẽ bị cắn cắn. Phiên điều trần là gì? Maintenance fees have no relationship at all to the (market driven) value of a timeshare property at any given point in time. Personally, I always expect a minimum of 3-5% increase per year in maintenance fees --- loosely akin to monetary inflation.

Regardless of geography, costs always climb upward for electricity, insurance, replacement appliances and furniture, HVAC equipment and repair, pool pump repairs, grounds keeping, etc. Hawaii of course has inherently higher costs, since virtually everything (except for a few isolated agricultural products) must be shipped in from far away --- and fuel and transportation costs continually rise upward. Replacement of furniture and appliances at a timeshare property is generally planned on the basis of "useful lifespan", but all of the money to pay for those items must obviously be right there on hand when those scheduled replacements occur.

Independent (non-"chain") timeshares have owner-based (unpaid, volunteer) HOA's which, if competent and attentive, generally do a very good job of containing maintenance fee increases as best they can, while still making sure that on-hand funds are always adequate to both properly maintain the property and have sufficient financial reserves on hand to address any unexpected emergencies. However, a "chain" timeshare management company may be comprised solely of developer representatives (...some would instead label them company stooges or lackeys), it's much harder to ascertain whether any money is being siphoned off to the underlying corporation. Some Diamond owners clearly believe (and often complain) that this is precisely the case with Diamond. I do not (and frankly never would) own within Diamond, so I do not claim to know whether that particular belief is accurate.

I will also add to Ken's comment above. Another reason for increasing maintenance fees at some resorts is the number of owners who default on paying their fees. That means the remaining owners have to pay to cover the delinquent owners' share.

By the way, one recommendation if you are dissatisfied with the way the fees increase is to run for being on the board when the election of the board comes up. As an owner there, you have that right to do so. I know it seems a little extreme but if you are on the board, then you have some say or control about the fees. Of course, any competent board members are not going to arbitrarily say "Let's lower maintenance fees!" because, as noted above, fees are needed to keep the resort functioning smoothly.

Recently my friend who owns three Marriott timeshares stayed in a Marriott Vacation Club Timeshare and had no housekeeping for the one week stay, Not even waters. I have two timeshares at the Marriott Aruba Ocean Club. Is there a separation of the housekeeping cost for timeshare owners verses those who rent the Marriott timeshare properties that down own timeshares? Marriott rents most of their timeshares to anyone as a hotel. Out of the $1,600,000 housekeeping charges for the 2018 Marriott Ocean Club Is any part of that amount paid for housekeeping not dedicated to only the timeshare owners? When I asked Marriott they told me look at the budget page of my timeshare thus really telling me to read it and weep. As a timeshare owner you get one brief clean up for a weeks stay in Aruba and PAY for additional housekeeping days. Perhaps this topic needs to be resolved ,and if not by Marriott, then as a class action lawsuit.

The housekeeping fee that is part of the MF's is only enough to pay for a single cleaning between each guest check in and check out. Some resorts also as a part of that fee have a midweek tidy. The fee does not cover daily housekeeping. When Marriott rents out the unit through there hotel division and includes daily housekeeping (not all do even through the hotel division) they add in the extra charge for the daily housekeeping to the person booking the unit. In the resorts that provide it daily for hotel booked stays the daily housekeeping is mandatory and is charged in the room fee as such. That is one of the reason why that $2500 MF unit rents on Marriott.com for $900 a night for the two bedroom unit .

You sound like a Marriott Timeshare salesman. Room charges are not $900.00 per night. I rented a Marriott Brekenridge Colorado on a Memorial Day weekend for $103.00 per night. I can rent via red week a seven day Marriott Aruba Ocean Club for $1,900 in May 2018. I can rent a Marriott Aruba Ocean Club this May from Marriott for $330.00 per day. What location charges $900.00 per day unless you are talking about New Year’s Eve. What I am saying is maintenance fees alone are $1,500 per week for one bedroom to $2,000 per week for two bedroom. Too much of the maintenance fees are spent for fixing poor reparations or repairs or even on frivolous lawsuits.

Maybe not $900 a night but I just paid about $600 a night at Marriot Grande Ocean in Hilton Head. Seemed pricey but we did receive housekeeping everyday.

I just checked a one bedroom at Aruba surf Club for a random week in February. There were no 2 bedrooms available. The one bedroom with taxes and fees was $750 per night. The two bedroom (one bedroom plus connecting studio would have been over $900 per night). Hotels have high and low season and charge differently according to season. Timeshares on the other hand generally charge the same MF but initial cost is much higher for high season. Make sure when you are comparing costs you are also checking the full price you pay with taxes and resort fees not just the per room rate. When you rent off red week you are renting from owners paying the same MF's. Those who own in low season are often just looking to cover those fees.

I own with Marriott and the MF portion for housekeeping is around $85 per week. That covers everything including the beginning supplies for the week for a single full cleaning of the 2 br unit. It does not cover someone coming in every day. You need to look at a breakdown of your MF to know what the fees are and what goes toward what.

At most times to rents at the Marriott Surf Club the price per night is less than $300.00 Sometimes you can find rooms via the Wyndham Vacations site as they are an RCI company. So I can rent via an RCI company and not pay $150.00 for the reservation book. I bet in the near future the number of timeshare companies will dwindle to a few. Rules will change and I’m sure not for the good of the timeshare owners. There are houses at the beach in Aruba for rent for a month at about the same price you pay for a one week timeshare. If you don’t need the kitchen or washing machines and hot tubs in your rental it’s time to start thinking hotel. You can cancel hotel reservations or even timeshare rentals without the threat of use it or lose it. Why can’t you cancel and delay your timeshare use from one year to another without fees?
