Have owned villa since 2002. Love the venue, location, amenities, and the beautiful beach. The staff is wonderful and so helpful. They make you feel as if you are home.

excellent resort with best ocean front views. Nothing beats this one. Staff is very friendly and amenities including a store inside the resort. Nice shopping mall at walking distance or a bus right outside the resort. Will come back again.

The Royal Sands is a fantastic resort with beautiful ocean views, gorgeous beach, clean rooms / resort and excellent service. the kids Aqua Park is impressively clean and well maintained - a huge plus for families. Above all the location in the Hotel Zone is perfect, and overall it's a relaxing and enjoyable place to stay. Highly Recommend!

My family has been owning and very happily vacationing at Royal Resorts for more than 30 years. Grandchildren have grown up loving it. The Sands is extremely family friendly with many activities and restaurants.

This unit is on the 7th floor looking straight out to the ocean. It has a second outdoor sitting area facing the lagoon. It is in the sought after “E” building. “E” building is the only area of the resort with the second sitting area. It is just steps off of the grocery store elevator. The best location in the resort.

The Royal Sands is a beautiful resort. It has a beautiful beach, large pool with swim up bars, great restaurants, bars, activities, crafts and a new waterpark that the kids will love and a friendly professional staff. It has everything for a great vacation.

We love this resort & have been coming here since it was built. Great location on the beach & lots of activities to fill your days or nights.

This is THE BEST family resort on the Cancun strip. It's located right in the centre of the beach and is within walking distance to restaurants and Kukulcan shopping shopping centre. We love the beautiful view, pools, spacious villas, activities, entertainment and delicious food. 10/10
