The Royal Sands is a premier resort with a family feel. Excellent security and top-notch service at all levels. We have been members since 2019 with multiple units and absolutely love coming home to The Royal Sands!

We love Royal Sands Resort. Beautiful pristine beaches. Pristine resort. The staff are so kind and friendly and treat you like royalty and family. I always get the best sleep, the beds are comfortable. We enjoy cooking some of our meals and appreciate easy access to a store near by. I love the location it’s so easy to walk right next door to the mall and access a beautiful grocery store filled with fresh produce. Delicious restaurants at the resort and great options by foot bus or shuttle. The white sandy beaches are pristine with many palapas to reserve free of charge. The pools are spacious and refreshing. I'm excited to try their new water park.

Royal Sands is still one of the best deals in Cancun!

We have owned at this resort for 25 years, and this is the first year we are not going, due to a family wedding! We love the Royal Sands, as do the friends and family, who have joined us over the years! We look forward to returning next year, and hope you have a wonderful time this February!

UNITA5501 is a direct ocean front (beach front) unit on the 5th floor. 180 degree view up and down the sand from large balcony. Unit is 2 bedroom with lock out option to allow 2 trades on interval international

Gorgeous oceanfront view. Unit P5149 is on the main floor. No elevator needed. Restaurants are on the the same floor. One set of stairs to the beach.

I have never had an issue that was unpleasant over the 19 years I've enjoyed coming here. The staff are top-notch. They remind me of a crystal cruise ship. They're so attentive and extremely responsive. We love the beach. We love the mango margaritas by the pool or on the beach, the food is exquisite, and I would not want to own any other unit. The person, who rents this unit is extremely fortunate and blessed .

Beautiful 5 Star Resort! We have owned at them all, until the Royal Mayan, Royal Caribbean, and Royal Islander were sold. Staff is AWESOME - Service is FLAWLESS -and Resort is centrally located. Hop on a bus in front of resort to go anywhere. The Museum in front of where the Royal Mayan was is a must see!!

The resort does an amazing job of making you feel at home while on vacation. They go the extra mile to make sure you are comfortable and have everything you need to enjoy your stay.

resort staff are always there to make sure you are having a great time. resort offers all types of amenities and tours of other locations and activities as well.

Lovely resort with fabulous staff. Family oriented and very little night partying. Beaches are awesome, pools are even nicer. Been coming to Cancun since 1988, but this is my favorite place.

I have been a member since this building was built. The beach is beautiful. It is in a wonderful location, walking distance to wonderful restaurants and a luxury mall. A renter for this site can choose to do all inclusive for meals or elect to go the the restaurants on the avenue. The villa is highly valued for rentals which consistently price higher than the maintenance fee.

Great property, great location, excellent amenities for families, couples or singles. The beach is outstanding and perfect for relaxation or fun! Our kids got to watch the sea turtles lay their eggs! The rooms are perfect with a lot of room for a family of up to 6. Pools, Spa & Staff were exceptional

We've been going to this wonderful resort for years and always are amazed at the impeccable maintenance. We love our villa, j5729 in the quieter location in phase 2 where we are near the elevator, close to the palapa bar and the beach. If course wondeeful ocean views.
